In my years of evaluating deals, I've picked up some key insights. Time is indeed money. For a buyer, the deal is paramount. For a seller, what truly matters is having a broker with a real relationship with a buyer who can close. Sophisticated investors, regardless of their role (buyer or seller), are well aware of the current market value of the subject property. If they spot an offer within that range, they're likely to proceed and seal the deal, if there's one to be made. This is why off-market deals hold value. No nonsense, straight to the point. Why?
