Beal Homes has secured planning approval for a £120million development which will bring 450 new homes to a popular neighbourhood in Hull. A planning application by the East Yorkshire-based housebuilder for a 52-acre site in the Kingswood area has been given the green light by Hull City Council’s Planning Committee, subject to conditions. The “hybrid” application included full planning permission for the first 214 homes and associated works, as well as outline plans for a further 236 homes. First increase in dwellings consented in 17 months. The number of new residential dwellings consented across Christchurch, Selwyn and Waimakariri was 5,757 for the 12 months to August 2024, which is an increase of 3% over the 5,576 dwellings consented for the same period in 2023. As you can see from the table below, the trend of declining building consent numbers has slowed significantly from January (where the year-on-year decline was 25%), and the August increase appears to be a continuation in the slow but steady improvement in the local market. I'm not suggesting that the Canterbury residential construction sector has recovered...but that we are either at or very close to the bottom of the current downturn…the next few months will tell.

If you've ever taken on a big renovation, you know how quickly costs can rise above expectations. To cope at The Mount Community Centre, construction manager Barry Whitnell and the Building Committee started prioritizing jobs to match the budget. By dealing with heating and elevator renovations at the outset, they would save labour costs overall. Four basement apartments would cost $400,000 alone so they were put on the back burner. Also, a new underground electrical line would be required to run into the building from Monaghan Road. As they debated whether to delay the demolition of the interior walls, the low bidder for that job threatened to seek out other projects unless it could get started. Its bid had come in $100,000 cheaper than other offers, but the job was still going to cost $400,000 – $240,000 more than expected. At this time, The Mount had $235,466.27 in its bank account. Realtor Bill Pyle pushed to proceed with the demolition since it would cost more in the long run and the money would be paid in installments. This nail biter came to the board for approval and once again they took a leap of faith. Modular housing development has long been a fringe part of the U.S. market, primarily limited to lower-budget or emergency housing. Now, the country’s largest apartment operator is trying to change that. Greystar Real Estate Partners on Monday is opening a six-building modular apartment complex, complete with a gym, amphitheater and bocce courts.
