When Aroland commissioned a scheme by Eric Parry at No. 1 Undersghaft, the resulting design successfully emulated the calming effect of its predecessor, its rectangular geometry was confined more or less to the footprint of the original. Parry’s sleek obelisk, tapering gently towards the top as an elegant apex to the Eastern Cluster, was supported by Historic England and approved by City Planners in 2016. A shame, then, that things did not stop there. Now the developers have ambitions for an even bigger building. Height is limited by the western approach to London City Airport, so the search for yet more floorspace pushes the footprint well forward into St. Helen's piazza and the revised tower design steps back to the north as it rises. To compensate for the loss of public open space, the developers propose elevated gardens at each set back, the lowest of which, ten floors above ground, projects forward as a huge cantilever overhanging the much-diminished public space below. Instead of cool Miesian geometry creating a sense of calm amongst its stylistically diverse neighbours, this structure only adds discord. Heritage significance is very heavily impacted by setting. Think of cities as theatre, so that if we destroy the mise en scène of a historic asset, its meaning drains away. In just this way, over-sailed by a huge cantilever, the medieval tower of St Andrew Undershaft no longer reaches for the heavens, becomes critically diminished, and the Grade I listed church loses the status it has enjoyed for half a millennium. Heritage adds value; it is an asset, not an obstacle in the creation of wealth and wellbeing. The enjoyment of open air and the extraordinary catalogue of listed heritage visible from St. Helen’s Piazza is surely worth more than the extra square feet of lettable floorspace in a building that threatens to consume it at ground level and block out the sky above.

The beautiful block presented a significant challenge — an 8-metre height difference from the street to the back boundary. This steep incline had deterred development for years, leaving our clients with a frustrating 6-year wait and two unfulfilled builds. Understanding the complexities of steep block builds, we took a multifaceted approach. First, we collaborated with a talented architect to create a design that not only addressed the slope but also captured the clients' vision. Next, meticulous planning ensured the project stayed on time and within budget, including navigating council approvals. Most importantly, we identified a builder with expertise in steep block construction, a crucial factor for a successful and stable build. Standing eleven stories tall on Johnson Square in the heart of Savannah, this mixed-use building brings vibrancy and versatility to an area traditionally limited in activating uses. The ground floor hosts a gourmet grocery store and local-favorite restaurant, inviting both residents and visitors to gather. Above, three floors of modern office spaces meet the needs of downtown professionals, followed by a spa, bar, and boutique hotel, creating a transition from work to relaxation. The top four floors offer one- and two-bedroom residences, making this building a vital and lively addition to Savannah’s historic district. The north-eastern facade of the building is designed with a 10-degree inward angle, creating a visual alignment with the Christ Church building and preserving its unobstructed view. The project features two strategically placed egress points: one on the eastern facade for public access to the first seven floors, and a more private egress at the southwest corner for residents of the upper four floors. Both routes are accessible from all eleven floors, ensuring efficient emergency evacuation. The Verve features a heavy timber structure with glulam beams, CLT panels, gray terracotta cladding on the south facade and upper floors, and a curtain wall system on the north facade's lower levels and circulation towers. This blend of materials combines modern design with natural warmth, reflecting the city's historical evolution. This project was a part of my Studio 4: Urban Context, focusing on designing within historic and dynamic urban settings.
