The current low prices of office buildings will allow for these assets to be repositioned or redeveloped at substantial profit for the buyers and huge losses to the prior owner or lenders. The "cylce of life" applies to all physical objects. Re-leasing an office space in a major city can easily be $100 to more than $200 per SF, depending on term, concessions, leasing commissions, downtime between leases, etc. Highly amenitized office buildings in walkable locations are still in demand. Older buildings with good locations can be repositioned, but need deep discounts on acquisition prices to do so based on the above. While WFH will continue, RTO will gain traction as the leverage from employee to employer shifts through the coming recession. As the new office development pipeline shrinks, over time, the office market will eventually normalize in strong markets, but it will take time. In the meantime, many city governments have not felt the full impact of value declines on the real estate tax base. In Florida for instance, taxes are assessed in arrears, so there is a delayed reaction on the impact. Due to inmigration and continued growth, Florida will fare better than cities in California which are facing a doom loop of decline. https://lnkd.in/eJQw8bSJ

Aimco’s waterfront office tower and adjacent apartment building in Brickell hit the market for roughly $650 million, marketed as a possible redevelopment opportunity. The Denver-based real estate investment trust wants to sell the 32-story Brickell Bay Office Tower at 1001 Brickell Bay Drive and the 31-story, 357-unit Yacht Club Apartments at 1111 Brickell Bay Drive, according to a news release from the listing brokers and Aimco’s annual earnings report filed to the Securities and Exchange Commission. A source confirmed the target price is about $650 million. The 4.3-acre site could be redeveloped with multiple supertalls with a total of more than 3.1 million square feet, the release says. By-right uses include condos, hotel keys, offices, retail or a combination of these. We're seeing a rise in these types of discussions nationwide. Developers consistently share a common narrative, highlighting the impracticality of these conversions due to constraints in cost and design. Notably, challenges arise in the form of plumbing and electrical conversions that would be essential but pose significant hurdles. However, there's a noteworthy exception in cities like New York, where these projects are taking place on a limited scale in affluent neighborhoods with more available capital. It piques my curiosity about the direction this trend will take in the near future.
