Common Area Maintenance." Common Area Maintenance (CAM) refers to the costs associated with maintaining and operating common areas within a commercial property or a multi-tenant building. These common areas are shared spaces used by all tenants and typically include things like lobbies, hallways, parking lots, landscaping, and other communal facilities. Landlords often pass on the expenses related to the maintenance, repair, and upkeep of these common areas to tenants through Common Area Maintenance fees. This helps ensure that the shared spaces remain in good condition and that the costs are distributed among all tenants benefiting from these common facilities.
