Masterplan approval granted for Brabazon: the most exciting new city district in the South West South Gloucestershire Council has passed a resolution to grant planning approval for the revised masterplan for Brabazon, the thriving new neighbourhood for South Gloucestershire and Bristol being built by YTL Developments on the historic former Filton Airfield. As the birthplace of Concorde and supersonic travel, home to over 100 years of aviation history, the former Filton Airfield is known worldwide for a community that changed the world. Under the plans, Brabazon will become a new urban destination that lives up to that legacy. This pioneering new place aims to provide every generation with the space, connectivity and opportunity to continue to shape the future of South Gloucestershire and North Bristol. The announcement of the Harrowvale land purchase is a huge win for Parkes. I’m thrilled to see this decision, initiated by the previous council, finally come to fruition. This land purchase was a critical step to address one of the biggest challenges we’ve faced in recent years: housing. In all of the work I’ve done on liveability, workforce attraction, and community development over the last four years, housing has consistently been the top priority. By creating more housing, we don’t just provide homes; we boost the overall viability of Parkes as a thriving community. As more people settle here, we naturally create demand for expanded services, including retail, education, and medical facilities. An excellent example of this is the growth seen in Orange, NSW, where increased housing developments led to a surge in retail outlets, a new medical precinct, and enhanced education facilities to support the growing population. This same model can benefit Parkes, as increased population density helps drive demand for services, making them more viable and accessible. With the Harrowvale development, we are not only addressing the immediate housing needs but setting up Parkes for long-term success. Why aren't Local Authorities re-developing their own car parks to provide much needed housing? I am not saying get rid of the parking, but why not building above? This is the Bright Hill Car Park in Guildford, Surrey, 1.2 acres of open public car park space in a sustainable urban location. Retain the parking at ground level and build 4/5 storey flats above. Say you can build on 80% of the site footprint, with a 4-storey development that is 15,500 sq m approx GIA. Assuming a 85% GIA/NIA ratio, that is approx. 13,000 sq m of NIA. To put this into perspective, that would equal to approximately 220 2-bed apartments using the minimum nationally described space standards. Open car parks present ideal "airspace" redevelopment opportunities in my opinion, and it escapes my mind why local authorities across the country are not pursuing these. They own the land and they control the planning process, and they have the insights as to what the Council needs in terms of numbers, housing mix and type of houses, so why not start with car parks? #ukpropertydevelopment #land #planning #guildford #sempreproperty Guildford Borough Council
