This is great point on the difference between direct labor management, and managing subcontractors on a project.
Over the past few years, we have seen a trend toward general building contractors trying to self-perform more work, often framing, drywall and/or concrete. Rarely, if ever have I seen them do it very well. They tend to play all kinds of crazy games with how they track and account for the true cost of this work. They often think they’re making money on it, but it’s often because they don’t understand the true cost structure required to manage it. Because it’s not their bread and butter, they are typically not very innovative or productive. They also tend to under-manage the work by expecting their GC project superintendent to manage the self-performing crews. More often than not, the self-performing group hates working for the GC and the GC hates working with the self-performing groups. The few exceptions I’ve seen is with GCs that have always self-performed work. You can find some of them in the Midwest that do okay with it, but they are few and far between. The moral of the story is that managing labor is a lot different than managing subcontractors.
