Remember when startup maps were a thing? And news features of a city’s ‘coolest’ offices? Yep… the era of glorifying the office is over. Some time machine headlines to take us back: → “Awesome offices: Inside 12 fantastic startup workplaces in Berlin” (TNW) → "Officelovin’: Tech startup offices are the new hiring tools” (TNW) → “A Look Inside Onefootball’s New Berlin Headquarters” (Officelovin) Today, the headlines are shifting. Work from home… return-to-office policies… coworking and flex… Maybe an obvious observation, but it’s just not 2012 anymore. So the million dollar question: what’s the role of the office moving forward? It’s pretty interesting actually. It seems like so much has changed, at least when looking back at articles from over 10 years ago. But actually—it really hasn’t. Some trends from the historic articles above… 1. The office is an important hiring tool, especially for programmers; 2. Offices are an interesting way for (tech) companies to reflect their brands, culture and identity; 3. The office as a social gathering tool, with table tennis, lounges, xboxes, and (of course) beer o’clock; and 4. Increasingly, tech firms ‘outsource’ office design, operations and appeal to third parties like coworking or flex operators; All still relevant today. Okay… okay. I’m opening myself up here for some shots… Indeed, the sector’s changed. And the purpose of the office is being flipped on its head. I guess my point here is that market fundamentals from a decade ago are still proceeding at pace today. Yes, usage patters may differ, but the the role of the office is very much heading in the direction we once expected. Just faster. But back to the point… Where are all the old startup maps? And features of Berlin, Lisbon, or Paris’ top tech offices? Have we all grown up a bit, and simply moved on from this fad? Is the Silicon Valley-style office just out of trend? Or have coworking operators commodified the office… meaning well-designed space is simply the norm? I’ll leave it there, for now. #WeWork 1.0 definitely streamlined the shared office space concept, making it a no brainer for smaller orgs and #startups looking to reduce office management overhead. I am guilty of using similar shared office spaces for all of my startups, and it's not just the savings that added up but also the sense of community - it gets lonely as a solo/remote founder or a small team, and having a lot of companies in similar setups around creates interesting partnerships, exchange of ideas and serendipitous encounters. WeWork's business model made a lot of sense when commercial office space could be picked up on the cheap back in the early 2010s, after the 2008 crash. Keeping the founder's antics aside, the biz model went into a tailspin when they started trying to repeat the growth with class A real estate leased at the top of the market, closely followed by a worldwide pandemic, that shut down the entire office space industry for months. A WeWork 2.0, with a fresh start, when commercial real estate is back in bargain territory, makes sense. But this time around, larger corporations dealing with a more remote workforce that needs local office space away from HQ, may become the driving force for success. By biggest concern is - Can Adam execute without getting in his own way?

The startup culture now prefers flex spaces over office space. It's easier to build out and cheaper to rent. My vision is to make flex space real estate its own asset class and not be a sub category of industrial real estate. Flex spaces may have catered to small industrial operations in the past but this is no longer the case. Flex Spaces have proven themselves time and time again.
