Positive communication is crucial for any successful land access project. By being proactive, problems can be anticipated before they even arise. One tool that can be useful in ensuring positive communication and problem-solving is LEOS (Listen, Empathise, Options, Summarise). Listen to both parties involved and understand the problem at hand. Empathise with their feelings and perspectives. Offer different options and work together to address an issue. Summarise the agreed-upon action points so that everyone is aware of the next steps. I’m lucky enough to be part of this year’s VPELA and UDIA Victoria study tour. On face value, it’s not immediately apparent how what I’m learning is applicable to the development of offshore wind and big infrastructure but the conversations with my planning peers and the time spent so far visiting Vancouver and Seattle has been eye opening. Key things I’m thinking about - - Art can be used to affect change. It’s a powerful tool. - Regional redevelopment comes in all shapes and sizes. - Australia’s experience with indigenous people is an example for the rest of the world. Indigenous people are visible and we respect artefacts as legal documents - Not everything has to be prescribed to the nth degree - Trust the market, they know what they are doing. - People are everything - social licence CAN be achieved if you are open and don’t hide anything, including your mistakes. - The social problems of North American cities are highly confronting and highly complex - there is no easy solution but we need to be innovative in how we engage with people in these situations and not assume we know the right way to ‘fix’ it. Listening is imperative. Change is ok - Seattleites literally moved mountains to develop their city (all without an EIS and planning approval)!! #offshorewind #community #listening #communityacceptance

I get asked the question, “What do you do?”, all the time. In the past I would respond with all the intricate tasks and objectives I need to accomplish in order to bring a project to life. I realized this response was not only convoluted and far too long, but also it didn’t capture the real difference maker that we bring to the table. The thing that makes us unique at Southern Waters Capital. The thing that serves as the foundation for everything we do on a daily basis. The new answer is “I make FRIENDS for a living.” Every friendship is an asset to SWC. I make friends with landowners, brokers, developers, public servants, politicians, architects, landscape architects, engineers, and the list goes on. Each “connection”, if made into a “friendship” provides 100 times more value to both parties.
