Construction began on Bradley Stoke, a new town, in the 80s. At the time, it was Europe's largest privately developed housing scheme. Staying true to the town's history, we provided specialist highway advice to Woodstock Homes to support the planning application for 50 flats on the last remaining vacant plot of land in Bradley Stoke. As of July 2024, planning permission for the flats and 60 car parking spaces has been granted. What started out as a plan for an entirely new community in the 70s is finally going to be complete. In support of the application, we provided a Transport Statement which considered the car and cycle parking strategy, the past five years' accident records, the access strategy for all users including the preliminary design of a new priority junction, and we used swept path analysis to ensure all users could access the site safely. But, it's not uncommon for communities to raise concerns about how larger developments could impact their everyday lives. We were involved in extensive negotiations with the South Gloucestershire Council highway officer who, in line with the highway work we had completed, decided that “the benefits of making more efficient, high-density use of previously undeveloped land for accommodating housing needs” with “the provision of 35 to 100 per cent of affordable housing within the scheme” outweighs any potential negative aspects. #planningpermission #transportplanning #BradleyStoke

Rowland Homes Limited has completed the purchase of a residential development site off Stanifield Lane in Farington from Maple Grove Developments and Lancashire County Council, as part of the proposed #Lancashire Central site development. 𝗣𝘂𝗯𝗹𝗶𝗰 𝗛𝗲𝗮𝗿𝗶𝗻𝗴𝘀 𝗶𝗻 𝗕𝘂𝗰𝗸𝗶𝗻𝗴𝗵𝗮𝗺𝘀𝗵𝗶𝗿𝗲 “𝗚𝗿𝗲𝘆 𝗕𝗲𝗹𝘁” 𝗜𝗻𝗾𝘂𝗶𝗿𝘆 𝗘𝗻𝗱 On Thursday 30 January 2025, the public hearings in the Wilton Park inquiry came to an end. This is among the first planning appeals to test the revised NPPF (2024) in the context of major development in the Green Belt. It considered the proper application of Grey Belt policy (paragraph 155) and the Golden Rules (paragraph 156), which introduce new requirements for housing schemes in the Green Belt. The appeal concerns a proposal by Beechcroft Developments for 95 assisted living units and a 75-bed care home at Wilton Park in Beaconsfield. The scheme was promoted on the basis that it complied with: (i) the PDL exception (para154(g)) and/or (ii) the Grey Belt exception and/or, alternatively, the very special circumstances test. The inquiry examined issues relating to Green Belt purposes and openness, landscape impact, design, amenity and compliance with the new Golden Rules covering affordable housing and green space. Eoin Burke-Kennedy: Fingal County Council last month launched the first phase of its new Church Fields housing development in Mulhuddart, Dublin 15, selling the first 57 homes. The 300-unit development on State-owned lands, located about 12km north west of the city centre, is a collaboration between the council and Gem Construction, comprising 180 affordable units, 80 cost-rental and 40 social units.

#PropertyFacts This heat map of #Lancaster visually highlights the areas with homes built between World War I and World War II. The darker the red regions represent the areas of Lancaster that have a higher concentration of homes from this period. These areas stand out against the grey regions, where no homes from that era exist. The interwar period was marked by a challenging economic landscape. The Great Depression of the 1930s caused widespread unemployment and reduced economic activity, making home construction difficult. Additionally, funding for public housing was limited, and high interest rates deterred private investment. Social unrest and political instability further dampened growth in the property market. Despite these conditions, certain areas in Lancaster experienced growth, reflecting the changing housing needs and the influence of early urban planning efforts. This graphic provides a fascinating insight into the Lancaster development and offers a window into a unique chapter of British housing history.
