Historic Preservation is a passion that flows through us here at Christman. It becomes so much more than saving a building. It’s about preserving the stories, the energy, and the history that the building holds within its walls, as well as making a positive environmental impact by reusing and revitalizing existing structures. Here’s our series, “Discovering My Passion for Preservation at Christman.” Today, hear from Jeff Arlington, LEED AP, ASHE HCC, our Vice President in Knoxville, TN and part of our Historic Preservation Group. When asked how he found his way to Historic Preservation, Jeff Arlington, of the Knoxville office, says frankly “By accident…” Jeff was hired by our head of HP Ron Staley over 30 years ago, just looking to have a career in construction, not necessarily in historic preservation. Ron Staley began putting him on HP jobs from the beginning. Since then, Jeff has worked on dozens of HP projects with the Christman Company. What drives your passion? Jeff enjoys HP projects because every project has its unique attributes. The history behind each project fuels his fascination. Specific memory or connection to client/project? Georgia’s Old Governor’s Mansion, built in 1839 and located in Milledgeville, Georgia, is what Jeff considers to be his favorite project. Jeff says this project was considered a “museum quality restoration, " including so many unique and intentional restorations. Some notable restoration techniques used were the composition of plaster – which included mixing horse hair in the plaster to match the composition of the original plaster, Adding Heating & Cooling using fiberglass underground duct with diffusers hidden within the plaster cornice – to hide the upgrade and maintain its historic fabric, heart pine flooring was repurposed wood from an old barn – the wood from the barn was milled and used to match the original flooring, and lastly, all the original skeleton key hardware throughout the house was restored with a silver finish.

Preserving the Past, Embracing the Future: Retrofitting Historic Buildings in the US and UK In the realm of sustainable architecture, the challenges we face are not confined to borders; they transcend nations, echoing a universal struggle. Seems the issues experienced in the UK are echoed across the Atlantic. A shared predicament of the formidable barriers hindering the retrofitting of existing buildings, especially historic structures. Historic buildings, with their unique charm and cultural significance, pose a dual challenge. On one hand, there is an undeniable need to preserve their historic character, safeguarding the very essence that makes them a part of our shared heritage. On the other hand, we find ourselves at the intersection of a climate crisis, urging us to retrofit more aggressively to meet the demands of sustainability. In both the US and the UK, the hurdles are similar, if not identical. Buildings find themselves on the "Buildings at Risk register" for years, succumbing to vacancy and dereliction due to the intricate complexities, uncertainties, and prohibitive costs associated with retrofitting or reuse. The risks and barriers often seem insurmountable, discouraging potential investors and leaving these structures in a state of abandonment. However, a glimmer of hope emerges in the form of the growing pressure to reuse existing buildings—a movement fueled by both environmental responsibility and a desire to honor our architectural legacy. This mounting pressure is propelling a shift in planning policies. Planners are being compelled to be more flexible, allowing for changes that balance the preservation of historic significance with the urgent need for sustainable retrofitting. Exciting news from the UK demonstrates this positive momentum. The government has published proposals to facilitate the retrofitting of historic buildings, acknowledging the need to streamline processes and make it easier for these structures to adapt to contemporary demands. This is a step in the right direction, a testament to the changing tide in favor of preserving our built heritage. I argue that an empty building falling into dereliction is a far graver loss than a building that undergoes honest, sensitive interventions, even if it means compromising some original fabric or features. It's a delicate dance between the past and the future, and we must find a harmonious balance. Let's continue pushing for policies that align with the imperative to retrofit historic buildings promptly and sustainably. Jenna Russell's compelling article in The New York Times about #nantucket #residential real estate is a lens through which #residential #realestate and #preservation efforts in countless historic towns across America may be examined. I'd like to suggest that an additional voice in this discussion of maintaining a locale's built #heritage is the architect. Preservation should not be confused with nostalgia but instead can be about preserving and improving and also objectively about recommending when building elements - like wood, plumbing, electrical, HVAC, insulation, etc., - cannot be preserved. Save it if you can. I fully agree. An #architect can preserve and achieve integrity and authenticity with improved building materials that will actually extend the functionality of the structure and the interiors. Conservation - Its funny how things come in groups…! A bit like buses. - We have a couple of projects we have been working on this week that are in Conservation Areas; and we are taking inspiration from older building styles. - Designing a modern or contemporary building within a conservation area can be tricky. Planning can have strict guidelines as to the style, materials, & scale that is acceptable. - Having completed the RSUA Certificate in Conservation, this has added to and strengthened our knowledge of historic buildings; allowing us to integrate our contemporary designs into your existing house or streetscape. - So what do planning want in a Conservation Area? Its important to know that demolition, and removal of trees is carefully regulated within a Conservation Area. Looking at the forms, rhythm, pattern, materials and details of the existing buildings; thinking about the existing architectural style is; and understanding the essence of it, allows us to design a modern building that is beautiful, contemporary, and acceptable to planning. - We are loving working with these older buildings and settings.
