I pitched a price for some work. To be honest it was more hell, than peace but I knew I would get it done. The client wanted cheap, competitive and looked elsewhere. The client tried with another broker but found the lenders dictating to them about their limited company structure, demanding a structural change and who the client could or could not use as their choice of conveyancing solicitor. In the end the client was rightly fed up with being dictated too, that's not the service she wanted and not where her priorities lay. Tonight she's back on the phone asking to pick the pieces up. Paul, I'm so sorry can you help? To which I gladly said I would do what is required but as per my terms of business. They are what they are specially for this type of mortgage, as I already knew the work involved. The client now is more than happy to pay my fee. Sadly she wont get her money back off the other broker and its up to you to decide if that's right or wrong. This is where my skill of matching clients needs and mortgages come into their own. This is your limited company structure, your choice. Your choice of who you would like to use as a conveyancing solicitor, so ideally they need to be on that lenders panel. If the cheapest lender wont take it I'll move on down my sourcing list until I find a lender that will accept everything. Once I make my recommendations we can then have a further discussion whether that mortgage is suitable in terms of monthly cost versus your requirements. Another broker out of their depth, trying to make a quick few quid at the clients expense. Again not really the understanding about how these things are set up and what the mortgage lenders are looking for. I have the skill required to match everyone's needs.
