We’re back with another edition of “Ask Fine Form,” where we answer some of the most pressing questions for remodeling project clients. Who will perform the work on the project? The answer is, it depends on the project. However, in almost all cases, the remodeler you hire (aka, the general contractor or project manager) will not be the only crew on site. Most general contractors “sub out” parts of the project to subcontractors, which can include: carpentry, masonry, electrical, plumbing, insulation, etc. While it’s important to know and research who is being hired for what, a good general contractor will have a dedicated network of subcontractors that they’ve frequently worked with in the past. #askfineform #FAQ #nycconstruction #generalcontractor #subcontractor #remodeling

When you look at the cost of construction it’s important to consider not just the scope of work but HOW that work is done. Case in point: this photo. No doubt it’s faster (and therefore cheaper) to work off a ladder than it is to set up scaffolding. But it’s illegal and highly dangerous. And the project is seriously at risk if someone falls and gets injured. Cost will always be a factor in construction but it should not be the primary driver in selecting a builder. Detailing the scope of work is the top priority. Then make sure you ask questions about how the work is done. If the builders' main focus is keeping costs down you can be sure safety is going out the window.

Here’s a question for those who either can, or do carry out scaffolding estimations. How do you do it? What do you allow for? Me? (whilst not a prolific scaffolding estimator by any means, only doing maybe 1 estimate a week on average) I do try to use my experience as a scaffolder to include items that might not have been asked for by the Principal Contractor to make the price as accurate as I can. (this has had mixed success, if I’m honest) I might include certain safety features, like fans over public doorways, or brickguards where they would almost certainly be asked for at a later date, and include the provisions for things that are not usually included on every scaffold, like the extra labour costs for say - putting handrails around a Temporary Roof or having to install Piggybacked Beams over larger spans, and so on. This of course bumps up the price of the scaffolding package, but atleast gives the PC QS a chance to review and remove where they want. Question: - Is this how others who estimate do it? - Do you find more success if you stick just to the exact requirements of the PC? - Is it best to be proactive and helpful, or to pick up said items not included at a later date as extras? When visiting a project site, make sure you’re inspecting temporary wooden stairs prior to using them. I’ve had several near misses in my time. Performing a dynamic risk assessment can mitigate serious injury. Remember, your safety comes first! Ensure stairs have a guardrail on the open side. Ensure stair treads are a proper width. If you observe too much overcut on the stringers, the stairs may be compromised. Stringers should have joist hangers installed on the underneath. Stringers should bear appropriately on the landing. Landing should be level and should bear appropriate weight. If stringers are face-mounted to the landing, ask the contractor if an engineer has approved. Ensure posts are properly supporting the stringers. If the stairs look sketchy, they likely are! When in doubt, ask the contractor to confirm if the stairs can withstand the loads likely to be imposed on them. A communication error I decided to work with a general contractor to manage this project Because I had to travel. I wanted to make sure a professional has eyes on it. Most flippers don't address grading too much. It's expensive and labor intensive. But in this house, it was clear that in heavy rain, The water could enter the back door. So we had to address it. While I was gone the contractor got some bids for the work. He responded to this subcontractor: "Okay, I'll check with the owner and get back to you". When he came back to the site the next day there was a tractor there. And a surprise pile of broken up concrete that was under the blocks. My GC asked him: "Dude, what are you doing?!?" The contractor looked confused and just answered: "You said Okay Man" (That's how contractors communicate...) When he asked him to read the full text, he turned white. By the time I was able to confirm the project, it was already done. Thankfully, the sub did an excellent job! It may not look like much, But it rained a lot in the last few days and it's visible that the grading works perfectly. Today they finish the exterior Tomorrow we start inside. We are taking a little risk on new colors for this project.... But we are adding a deck, a bathroom and replacing everything inside. How did I come across this project? I took it off a seller's hands. They wanted to get rid of it as soon as possible. They didn't want to deal with the listing process. If you want to learn how I can do that, Reach out!
