A really interesting morning at the UK Co-Living Summit by Bisnow on Tuesday with Laura Brown-Little and Rowdy Studio. Some great insights from two expert panels on the investment opportunity and the evolution of the offer. My key takeaways on what’s coming in co-living: 1️⃣ There’s a real opportunity to be experiential and question what space is and how we use it. Shifting the focus from maximising a square metre measurement to questioning how space can be pushed will elevate quality and enhance the overall experience for all. 2️⃣ Co-living has a tricky reputation and the move away from ‘cluster’ to ‘studio-led’ living will help educate and shape perceptions and move it towards becoming a subset of Build-to-rent. 3️⃣ Expanding the definition of co-living to community living so it extends beyond the interior walls and engages with the surrounding location. Bringing the outside in and opening up ground-floor amenities as public spaces. 4️⃣ Refurbishment to co-living is faster and has the potential to harness unused offices and retail spaces in neglected city centres creating new activity and support for local economies.

This 50-storey office extending to 204m is the 4th tallest in the City of London (12th tallest in London) and is understood to be the UK’s most sustainable speculative office scheme within its size category. The building has achieved an EPC rating A and an “Outstanding” BREEAM rating. This is a strong vote of confidence by BayernLB towards London, the UK and to "Financing Progress". After 47 years in London, this move represents only the fourth change of location and a move back to Bishopsgate, where BayernLB had its very first London office. Nice deal in Gdansk ❗ ❗ Greenstone has acquired an almost 80 pct stake in a special purpose vehicle owning the Format office building in Gdansk in what is the first big-ticket office transaction in Poland’s regional cities since 2022 💥 The vendor was Torus, which was advised during the transaction process by Cushman & Wakefield and Greenberg Traurig Poland. The buyer was advised by LegalKraft and Trebbi Polska. 'There is no denying that that current situation on the office market differs a lot from that a few years ago. While a post-covid correction continues, high quality projects are always on the winning side and can positively stimulate the market. Although Format was built and commercialised in a pandemic and post-pandemic environment, it reached full occupancy and has now found a buyer', cooments slawomir gajewski of Torus. Format offers nearly 16,000 sqm of office space. It's located in a business district of Gdansk, at the border of Oliwa and Przymorze Małe. The #Frankfurt skyline will continue to grow in the future. After two years of discussion, local authorities will shortly be presenting the city's new high-rise masterplan. This allows for 14 new high-rise locations in Frankfurt and thus offers exciting opportunities for project developers and investors. The new plan focuses primarily on the expansion of the famous banking district and on additional projects for the area around the Ostbahnhof railway station, which has already undergone a noticeable transformation in recent years. No further high-rise projects are expected for the Europaviertel and the area around the trade fair centre. #CapitalMarkets #realestateinvestment Mixed-use projects that focus on offices and include other uses such as hotels, residential and retail are particularly desirable from a political perspective. The plan is boosted by the fact that modern, high-quality office space in central locations continues to be in high demand. A prime example of the great market potential of first-class office space in a mixed-use new-build quarter in Frankfurt is the current FOUR project by Groß & Partner Grundstücksentwicklungsgesellschaft mbH which Colliers will also be moving into shortly. The development of high-rise master plans is already a tradition in Frankfurt politics. The first two plans were submitted in 1998 and 2008 and the successful implementation together with transaction consultants, project developers and investors has visibly enriched and modernised the cityscape.
