We’re continuing to build new homes in Toronto’s core. Today we announced the beginning of construction at 35 Bellevue Ave. This property, previously a City-owned parking lot, will include approximately 78 rent-geared-to-income homes. The City has selected Kensington Market Community Land Trust in partnership with St Clare’s Multifaith Housing Society as 35 Bellevue Ave.’s operators. These future homes will contribute to the creation of non-market homes, increasing affordable rental housing stock in Toronto. While providing safe, affordable, and independent living spaces, these projects also offer people homes with supports to maintain their health, wellbeing, and housing stability. Yesterday we welcomed Acting Minister for Housing and Building Hon. Melissa Horne and Member for Albert Park, Nina Taylor MP to the site, where construction has officially begun on 408 new modern, accessible, energy-efficient, and sustainable homes. At Icon, we’re proud to be part of this transformative redevelopment under the innovative Ground Lease Model, working alongside Tetris Capital, Community Housing Ltd, and Homes Victoria to deliver better housing outcomes for Victorians. This project represents a 46% boost in social housing on site, with more than 200 social and affordable homes replacing 89 homes that no longer meet modern standards. The new homes will provide vital housing. With a focus on sustainability, the homes will achieve a 5-star Green Star rating and an average NatHERS rating of 7-stars, reducing energy bills while improving comfort. We’re also thrilled to play a role in delivering housing that supports diverse households, including Specialist Disability Accommodation for high physical support needs, landscaped open spaces, and a multi-purpose community room. We are pleased to share that we have now exchanged contracts with Homes England to deliver 750 new homes on the site of the former City Hospital on Dudley Road in Birmingham. This transformative regeneration project will blend affordable, private, and rental homes to meet the city's growing housing demand.   The development will preserve the historic infirmary frontage by converting it into apartments, while also creating up to 8,000 sq ft of commercial and community space. With 35% of the homes designated as affordable, the project aims to provide more people with access to quality housing in a sustainable and vibrant community. Additionally, the plan includes significant improvements to local infrastructure, along with new public spaces and a park for future residents.   Phil McHugh, Managing Director of Vistry North West Midlands said: “This major regeneration scheme will transform a challenging brownfield site into 750 high-quality, mixed tenure homes and new commercial uses, bringing valuable investment to the city.”   This project is a key part of ongoing efforts to regenerate Birmingham and provide high-quality, affordable housing for the community.

Social enterprise Places for People has acquired a site for an affordable housing development in Langley Mill, #Derbyshire. Affordable housing providers Places for People is collaborating with Derby-based developer Wheeldon Brothers to build 109 mixed-tenure homes in the village of #LangleyMill. Designed as a mix of semi-detached, terraced and detached properties, each home will have two car parking spaces. Phased construction is scheduled to begin in April 2025 and the sales launch planned for early 2026. Places for People regional managing director Nilam Buchanan said: “This development represents an important opportunity to provide high quality, affordable homes for the Langley Mill area, enhancing its appeal as a desirable place to live. With shared ownership making new-build homes more accessible, and the combination of high-quality design and excellent connectivity, the scheme promises to appeal to a diverse range of residents, contributing to a thriving and inclusive community. Thanks to our successful collaboration with #WheeldonBrothers, we are pleased to address the demand for new housing in this location and we are actively seeking further development sites in the #EastMidlands.” The Section 106 agreement with the local planning authority includes funding for Derbyshire #WildlifeTrustprojects, as well for local healthcare and primary school facilities.

Work is officially progressing in Telford to deliver a new housing scheme of private Build to rent and affordable within the major Station Quarter regeneration project. Our team in the West Midlands has been appointed by Nuplace and Telford & Wrekin Council to support the delivery of 189 new homes.
