Our biggest challenge in Wisconsin is one so large that it requires collaboration between the Government and Private sector. Great article here by Ian Abston in which he outlines and discusses six ways to prioritize talent in Wisconsin and attract and retain talent to grow our population and increase our satisfaction and fulfillment. I would add a seventh point that relates to lifelong upskilling because, if we can create an expectation in Wisconsin for lifelong skill development and figure out ways to support companies to continuously upskill their employees, that ability to ‘renew and refresh’ talent should be incredibly compelling to citizens to stay here and companies and people to move here.

🏙️CLT POPULATION GROWTH: The Charlotte region’s population is projected to double in the next 25 years, growing from 3 million in 2024 to 4.6 million by 2050, according to local researchers. The Charlotte Regional Business Alliance notes that growth will be concentrated in Mecklenburg, York, Union, and Iredell counties, which will account for nearly 80% of the population increase. Mecklenburg alone is expected to add over 600,000 residents by 2050. 🏙️WHY IT MATTERS: This growth will impact the entire metro area, not just Charlotte, said Alphonso Ogbuehi, dean of Johnson C. Smith University’s College of Business and Professional Studies. Fast-paced population growth, he said, could create business expansion opportunities by increasing the consumer base. It also could increase the workforce, especially for non-skilled labor. Still, Ogbuehi said the quick growth leaves concerns about gentrification and its impact on historically underserved communities such as the West End. “Of course, we have to deal with the possibility of gentrification because as many of these neighborhoods see an influx of capital, [an] influx of investments, sometimes the property values can go so high and it could create some pressure on tax liabilities for many of these residents,” Ogbuehi explained. The future of the US economy is in the South. Here’s why… Population growth is among the key drivers of economic growth and Americans are clustering in the South. The 16 states that make up the region, accounted for 39% of the entire US population as of 2022. Even Americans who weren't born in the South are moving there in high numbers. Between July 2021 and 2022, Florida, South Carolina, and Texas were among the four fastest-growing states by population in the nation. Newcomers are entering a hot job market. The South has the highest job openings rate and the lowest unemployment rate of any region. What's more, in recent months, the region has seen the largest uptick in credit card spending. If these trends persist, economic & societal power could shift away from colossal coastal cities such as New York & San Francisco to cities like: → Houston's energy economy, → Nashville's status as a healthcare and tech hub, → Miami's proximity to Latin America & growing financial industry, → Dallas's blossoming environment of diversified business behemoths, If the South's positive economic trends persist, its residents should end up better off in the long run. As an investor, I'm always on the lookout for data-driven opportunities. And Polk County, Florida is worth considering for investment. This area between Orlando and Tampa has seen explosive population growth, driven by people seeking a more affordable alternative to these major metro areas. Here's why it's worth a closer look: → Top spot for domestic migration Polk County attracted a whopping **29,300** new residents from within the US in 2023, surpassing even much larger counties. While not the highest numeric growth, it boasts the highest domestic migration rate (88%) in the entire country! Other counties experiencing similar growth trends include: 📍Texas: Montgomery counties (metro Houston) and Collin County (metro Dallas) 📍Arizona: Maricopa County (home to Phoenix) These counties share some characteristics with Polk County: proximity to major metros, relative affordability, and job opportunities. → Housing affordability Housing prices in Orlando and Tampa are on the rise, making Polk County a more attractive option for families and young professionals. → Shifting landscape The once citrus-dominated county is transforming. While over 62,000 acres of citrus groves remain, subdivisions and distribution centers are popping up to cater to the growing population. This trend of domestic migration towards more affordable areas is evident across the US. However, some counties saw even higher overall numeric growth in 2023: - Texas: Harris County (home to Houston) led the nation with a population increase of nearly 54,000, thanks in part to a significant natural increase (births outnumbering deaths). Polk County offers a unique combination of affordability, proximity to major metros (think Orlando's theme parks!), and a touch of that old Florida charm with its citrus groves. While the Census Bureau estimates might not capture the full picture, it's clear that Polk County is experiencing a boom. With a population increase of nearly 30,000 in just one year, this surge in population presents a wealth of opportunities for investors. The demand for housing, both residential and commercial, is on the rise. Additionally, the strategic location between two major metro areas makes Polk County an ideal hub for distribution and logistics businesses. Don't miss out. This is an interesting read about the rise of exurbs, which are the new name for communities located 40 to 60 miles from a metropolitan downtown area. These areas are seeing significant growth, partly fueled by factors such as the increase in remote work due to the COVID-19 pandemic. It's not just a national trend; parts of Indiana are also witnessing this phenomenon. The shift towards exurbs reflects a changing landscape in how and where people choose to live and work. Atlanta continues to be a #RedHotCity. While good news for investors, commercial property developers, etc., unless local and state governments make major changes in housing and public finance policy, the bulk of the gains from such in-migration will continue to go to those who own land and property, while lower-income renters will face continued high rents and housing instability. And before folks say "but the tax base," it's critical to recognize that, in Atlanta, far too little of the gains in land values are captured by the public sector to pay for basic services and affordable housing. People from all regions of the U.S. are moving to #Atlanta which saw the third highest population increase in the country in 2023. The top 5 markets outside of Georgia for in-migration into the Atlanta metro are New York, Miami, Los Angeles, Chicago, and Washington, D.C. Together, they accounted for nearly 32,000 new residents in only a year. Other Southeastern and Sunbelt cities also contributed to the top in-migration. In total, the top 20 markets saw nearly 57,000 of their residents move to Atlanta. Wisconsin is at a crossroads: Declining birth rates + aging population = Population decline after 2030. We need a cross sector "Chamber of Talent" with workforce growth being their sole focus. Without urgent action to retain residents, support families and attract new talent, our communities will suffer. I've worked with many "Workforce" groups across the state and they are all in silos, rarely collaborating, each speaking at each others "conferences" trying to fix today's problems instead of tomorrows. If our only growth strategy is attracting companies to relocate to Wisconsin then we are only adding competition to our existing companies competing for the same talent. We need a talent solution... Abbeyfield Living Society's (ALS) Head of Relationships & Development, Abdul A Ravat, spoke today at the HOMES UK conference at ExCeL London, which brought together over 4,500 housing sector professionals to better understand the government’s opportunities to increase affordable housing supply and improve the quality and sustainability of existing homes. Abdul joined Jenny Buțerchi (Partner at PRP) and Tade Muyiwa-George (Partnerships Manager at ARCO (Associated Retirement Community Operators) and Co-Founder of WiRL (Women in Retirement Living)) at a panel session, Meeting the housing needs of an ageing population. Abdul was perfectly placed to offer insight from his experience at ALS, following the launch of the Older Person Taskforce Report earlier this week and the findings of the ALS-sponsored APPG inquiry into the regeneration of outdated social housing in July. The panel explored how the housing options for older people can be improved to meet their various needs, the best routes to take to ensure funding for building accessible homes, and the opportunities for reforming the NHS, social care and housing in the UK so they can deliver for an ageing population. Abdul said, “It was great to be invited to speak about meeting the needs of an ageing population with such a talented panel. Judging by the reaction and age profile of the audience, it is an emotional matter as our population is growing and becoming more diverse. It was pleasing to share my observations around our work at Abbeyfield in placing the spotlight on existing outdated sheltered housing stock and the need to accelerate new supply, which is not keeping pace.”
