Why #Vancouver's #office market is thriving amid North American struggles #Vancouver’s downtown #office vacancy rate decreased by two per cent to 14 per cent as of the first quarter of 2024. This is historically high compared to #Vancouver’s pre-pandemic downtown vacancy rate of 2.1 per cent in the first quarter of 2020, according to Cushman & Wakefield. #Vancouver has the lowest #office vacancy rate among major markets in North America and had the highest asking gross rent in #Canada at $55.15 per square foot in the first quarter of this year, according to Svetlana Lebedeva, research manager at Cushman & Wakefield. JLL Calls For 'Full Repeal' Of #Office Replacement Bylaw Ahead Of City Deliberations Ahead of final policy recommendations regarding the #Office Replacement Bylaw to be considered by #Toronto's Planning and Housing Committee in Q4, JLL Commercial Real Estate has released a study titled "Less Office, More Housing," which calls for a "full and unconditional repeal of the Office Replacement Bylaw to unleash supply." Planning and Housing considered the first of two staff reports on the ongoing #Office Space Needs Study, meant to guide any Official Plan Amendments concerning the City's office replacement policies. The second and final of the two reports, containing final recommendations, will be considered by the Committee this quarter. Currently, #Toronto's Official Plan includes stipulations that certain areas within the city, including specified Downtown and Midtown areas as well as offices within 500 metres of an existing or proposed subway, LRT, or GO Transit train station, require the replacement of 100% of the #office space that is proposed to be demolished or removed as part of a development application — the idea being to protect existing office space and maintain employment opportunities within the City. We look at so many properties as part of our job as town planners. Some are are your typical rectangular greenfield site whilst others are as unique as this property in Ingleside. With a range of planning constraints that impacted the development and requirements for the application, we have been working with the building designer to ensure each aspect is addressed in the Statement of Environmental Effects and supporting DA documentation.
