The development industry copped flak last year after a Cladding Safety Victoria (CSV) review found in the detailed building plans of 804 privately owned apartment buildings that 75 per cent (603) had ACP or EPS cladding. To date, CSV has resolved the cladding risk on about 1200 buildings, it told The Urban Developer, including 1067 private residential Class 2 buildings and 130 government-owned buildings, writes Clare J Burnett. On September 4, 2024, British Columbia introduced 10 pre-approved, royalty-free designs for municipalities to use, all aimed at speeding up the design process. But while this helps, it’s not enough to meet the demand for quicker home construction. That’s where modular housing comes in, as a faster and more efficient solution. Was a real delight to kōrero alongside Eric and Lisa about timber buildings, breaking down some perceptions and highlighting opportunities. Of the >20 projects I've been involved in recently which have considered using mass timber for some or all of the building structure, only 3 have progressed through to detailed design. Enter the "timber implementation gap"!🌳 Hopefully what we shared encouraged the audience to think critically and engage early with some of the key challenges - insurance, expertise, and performance being top of mind for many. A couple of pro tips: - Have conversations as early as possible to set strategies for addressing key challenges - includes getting the right people on board - Doesn't have to be the whole building, you can start small and work your way up - Traditional building design & delivery works for well for traditional materials and building outcomes, timber shouldn't be shoehorned in - Timber buildings include framing / stick timber as well as mass timber! #timber #embodiedcarbon
