𝐓𝐡𝐞 𝐂𝐡𝐚𝐥𝐥𝐞𝐧𝐠𝐞 The project required a Grade 2 environment (BS8102: 2022) for a critical services tunnel beneath a complex sheet-piled structure. The original specification included a Bentonite membrane, but its demanding installation process wasn’t ideal for the extensive vertical surfaces. Those seeking to design and build mass timber buildings in Michigan will soon have more options – including the ability to go up to 18 stories – with the recent adoption of the 2021 Michigan Building Code, scheduled to take effect on April 9, 2025. Michigan is currently operating under the 2015 Building Code, the first version to allow for the use of cross-laminated timber (CLT) panels in commercial construction. The incoming 2021 Michigan Building Code (Rule Set #: 2022-57 LR; Title: Construction Code - Part 4. Building Code), based on the 2021 International Building Code, includes three new mass timber building types – Type IV-A, Type IV-B, and Type IV-C, allowing for mass timber structures up to 19, 12, and 9 stories, respectively. Type IV-HT (just Type IV in the 2015 code) pertains to heavy timber structures.[1] https://lnkd.in/e3JM4X3Y

"Single-layer is only half the labour, double-layer systems must be double the price". Not exactly. The cost of an installed system varies depending on complexity, size, substrate and access. There is still some perception that multi-layer products are exclusively for premium projects; however, cautious and responsible specifiers are increasingly sticking to multi-layer systems on all their flat roofs. The cost of remedying roofing failure can outweigh the initial savings that a budget system may have. Maintenance and/or replacement costs can be costly when done properly.
