Election 2024 is the hot topic at the minute. Check out Oliver's post below for his thoughts...
I had a conversation this morning with a client about the UK property market and how they think it will be all doom and gloom if (when!) Labour get into power as they 'hate landlords'. The truth is, the fundamentals are still there. The UK is a MASSIVELY undersupplied property market (meaning too many people and not enough properties). It's a resilient market that despite significant challenges (Brexit, Covid, Cost of living crisis etc) in recent years (and complete nonsense being put out there by various media outlets and senior people in the Bank of England *Mark COUGH Carney COUGH COUGH*), the property market HAS NOT CRASHED! In fact the most recent data is suggesting it is on the rise, with the likes of Savills and Knight Frank predicting close to 30% growth in some locations over the next 5 years. Banks are starting to reduce mortgage rates (ahead of interest rate drops this year and beyond), transactions are increasing, and rentals are sky rocketing! There's more landlords selling up due to retirement or being hit by Section 24 (removing the right to offset finance costs if the property is owned in a personal name) meaning there's less properties available for renters...another contributor to rising rents. So all in all, regardless of the outcome of the Election, my prediction is that we'll see average prices HIGHER by the end of the year than where they are now and rents also doing the same thing.
