On CBC News, Dr. Blair Feltmate discussed the importance of considering extreme weather risks, such as flooding, when buying a home. A price reduction is not always worth the flooding risks. "Feltmate says that in the past decade, homes in areas of Canada that experienced catastrophic flooding sold for an average of "minus 8.2 per cent" for at least six months after the flood. A home didn't even have to be flooded to see this price reduction — simply being in a flood-impacted neighbourhood was enough to lower the home's value." Thanks Blair Feltmate, for continually getting the word out. I spent more than a decade in the property restoration industry. Somewhere around 80% of our work involved water damage restoration. With the increase in frequency and severity of disaster events, these numbers only rise. The Insurance Bureau of Canada estimates that about 10% of Canadian homes are uninsurable for flooding. Some insurers have ceased offering flood insurance altogether. While we all try to reduce our emissions, and build with resiliency, homeowners / property owners can also take steps to help reduce the likelihood of a flood: nature-based, maintenance-based, and tools like sump pumps and battery back ups. The key to the inspection is to have it done by a person familiar with the building technology used and versed in the many forms of ingress that can occur. Overnight storms have caused flooding in streets, highways, and basements across Metro Detroit. An estimated two to three inches of rain fell in the region, with more rain expected. There’s nothing more stressful than finding the perfect home, only to discover the area in which it’s situated comes with a flood risk. Here, we break down some of the jargon you may encounter so you can make an informed decision. 🔹Flood risk zones: these as defined by the Environment Agency; Flood Zone 1, 2, and 3. The flood zones are based on the likelihood of an area flooding from rivers or the sea with catchments greater than 3km². Flood Zone 1 has the lowest risk, indicating a less than 0.1% annual probability of flooding, through to Zone 3, the highest risk, with a 1% or higher chance from rivers or 0.5% from the sea. 🔹Annual Exceedance Probability (AEP): expressed as a percentage, this is the chance of enough rainfall occurring within a year to cause a flood. 🔹Debris screen: this is a metal grille that traps debris to stop it from blocking a pipe. If you’ve got streams or rivers crossing your land, take particular note of who is responsible for keeping these clear. 🔹Riparian zone: this is an area where the landowner is responsible for a waterway crossing their land. 🔹‘Flood Re’: A government-backed, not-for-profit insurance scheme that makes it easier for people at risk of flooding to get affordable cover.
