Sometimes the hardest advice to follow is your own. And no, I'm not getting into the business of cheap social media hooks 😅. I was told a long time ago that when you have a goal in mind, to always envision the outcome. Truth be told, I repeated that advice to many people whenever I thought it would help. Flashback to last week: I certainly had to practice what I preached! Last week I decided to participate in the BEA Prairies open house event where several local #WinnipegArchitecture firms were kind enough to open their doors to professionals and students alike. As an #ArchitecturalTechnologist student, even though I enjoy my studies (as challenging as they may be), it felt very refreshing to get a small glimpse into the future that I am trying to build. I thought that I was following my own advice of remembering the vision I had of myself but after visiting several of the participating #architecture firms, the vision I have of myself just became that much clearer... and most of all: exciting! And I guess that the lesson that you, the reader, can walk away from this is to do your best to immerse yourself in whatever pursuit you are working towards; and to try and put yourself directly in the industry that you see yourself working in as it can confirm and refine the vision you had when beginning your own journey. With that said, I do want to give a shoutout to all of the firms I visited. You guys all left a lasting, super positive impression on me. And I just wanted to sincerely say: thank you, I left inspired in my own pursuit in the two short days I got to experience these open houses. It was great to be back at Urban Design Group after all these years. I always had imposter syndrome as I studied Architecture, not Urban Design. Did I unwitingly have a skills to engage in Urban Design as well..? Last week presented a chance to hear from Laura Alvarez and Rob Cowan on their respective books on the practice and tools of Urban Design. Laura proposed 'stages' of work akin to RIBA Work Stages. What stuck with me was how public engagement was baked in (stated as a 'stage') the process, which makes sense since we're designing the public realm. Regrettably, past experience has shown that these early stages of design are more about extracting as much profit as possible. It got to a point when someone would ask what I do, I would reply 'I design a profit margin, the built environment is just a by-product.' However after speaking to attendees, sharing our experiences, skillsets, aspirations for our work, even the diagrams we produce, I am now comfortable in calling myself an Urban Designer as well as an Architectural one. 🙂

Do you know your permitted development rights? Permitted development can be an effective strategy for developing a building without going through a formal application route. In this case, prior approval was required, however, when compared to a full application, Prior Approval is a simplified planning route with lower risk and lower fees. Permitted Development Part 3 Class G allows for the conversion of a commercial building (Class E) into a mixed-use residential (Class C3)/commercial. There are several factors to assess when considering what permitted development rights apply to your building and whether it is the right strategy for you.
