Connecticut's real estate taxes can vary greatly depending on the municipality and districts within them. The graphic above illustrates the base rates for each town. Additional rates are applied to specific locations where services are provided. These services can include public water, sewer, trash removal, police services, or a firehouse. A town or district with a lower Mill rate may not offer these services. Your real estate agent will be able to help you to determine the services offered and their importance to you when purchasing real estate. The average property tax rate in CT for 2024 is $28.93, with the highest being Hartford at $68.95 and the lowest being Salisbury at $11.

Reading this morning that there is unlikely to be any movement on making municipalities "whole" in the Provincial budget is a little disheartening. The talking points are even worse. When the Province says that assessment growth from new builds will offset DC losses related to Bill 23, it belies a fundamental misunderstanding of municipal finances, or worse, a willful misleading of the public. Property taxes and user fees are generally used to recover operating costs and capital asset management costs (replacement, renewal, etc.). With the means available to municipalities, the only way to truly offset DC losses is through property tax and user fee increases.

The title with our name on it is only a statement of right to use the land space under oversight and subject to the state's ultimate ownership, subject to faithful payment of the yearly right to use fee. Also subject to eminent domain takeover if some cause is found sufficient to warrant it. Such as a highway project, or a lake project, or any other excuse.
