I wanted to circle back with my network after using Earnnest.com for the last 30 days. I am using this tool in my role as a licensed title insurance agent in Florida. So far, we are finding it to be everything that they promised. While it doesn't currently replace a wire transfer for cash to close, it allows buyers to make instant initial EMD at roughly half the cost of a wire transfer ($18 vs $35). Real estate agents that use DOTLOOP will find a handy integration already in place for you to request the EMD as part of your workflow in that system. I have personally had the following transaction types with success: 1) I created a request with buyer's name, cell phone and email. 2) A link in my email signature was used by the real estate agent to initiate. 3) A QR code was scanned by a buyer to initiate their own deposit. On one deposit, the bank was small and did not have the ability to instantly transfer. That one did take a few days to clear into our account, although we could see that it had been received by Earnnest.com. We were told about this possibility ahead of time, and the buyer even had doubts as to whether it would work. As long as we have time for the deposit to settle, it doesn't impact a smooth closing. I still have buyers and agents that prefer to go the traditional route with visiting a bank branch to initiate a wire, as well as those that like to drop off a check or money order to the office. We cherish each of these customers and will use the method that works best for them. Overall, incorporating Earnnest.com into our tool set has been a win!
