The #industrial #land sector in Vietnam demonstrated robust growth in 2023, marked by occupancy rates reaching 81% in the North and 92% in the South, coupled with notable price increases. Positive momentum is anticipated for this sector in 2024 onwards, driven by surging FDI, a stable macro and political environment, and growing domestic demand, supported by well-developed infrastructure. For Phuoc Hoa Rubber JSC (#PHR), its Industrial Parks (IP) business is expected to remain a key driver of profitability. Revenue from the Tan Lap IP (202 ha) is expected to materialize from 2025 onwards. In 9M/2023, Phuoc Hoa Rubber (#PHR VN) reported a 21.4% YoY decrease in net revenue, yet net profit showed resilience, rising by 0.6% YoY. Notably, 62% of net profit came from the Industrial Parks (IPs)-related business, with significant contributions from financial income and rubber land sales. The surge in demand for industrial land in Vietnam, driven by foreign investment, has boosted lease rates, creating promising opportunities for companies like PHR. ASEAN markets have had a strong start to 2024. Malaysia and Thailand, last year’s laggards, have made strong come backs. Wong Chew Hann sees the KLCI reaching 1,610 (+8%) driven by several strong drivers including the Johor SEZ, higher FDIs, increased investments in renewables and a firmer MYR. Meanwhile in Thailand, our Head of Research, Khun Chak expects the SET to reach 1,640 (+17%) on accelerating economic growth supported by government spending, falling costs and upbeat tourism. Thirdly, investors should not meet project investors on their own as it will limit information. Investors should use the services of a reputable industrial brokerage company with experience to gain a comprehensive overview of the market, access all potential investment options, and receive support and protection of interests in trade negotiations.
