We were all so relaxed. {It helped that we were sitting on a boat in a quiet bay}. When the 30 minutes was up, we were all that much less dialed in. There was a calm about us. It opened the door for patient conversation. Each one of us opened up. We connected as a family. With all the adventure and fun that we have it's rare that we get that opportunity to just 'be'. This is one of those acronyms that could stop you short and wonder if you're playing in the wrong sandbox! Let me help. HVAC simply refers to the heating and cooling system in a building. It's a big ticket item. You will want to ensure the existing system is well-maintained and sized appropriately for your building and the spaces within. Oftentimes the HVAC is routed poorly or sized inappropriately which can really affect building ambiance! Want to know more? Is one better than the other? Personally at this stage in MY game (remember we are all playing our own unique game), I have to like the cash flow first. At the very least, the building pays for itself. If there is an opportunity to add value (increase rent, increase square footage, level up tenant mix, etc)...Then I may consider a flip. Best if it cash flows AND has flip potential! I have never banked on appreciation other than the houses I've bought. (More on that another time as it's not commercial related!). Of course we all hope that our properties will appreciate in time, but I don't like to count on it. If you really like an area and feel it will be worth a lot more someday AND you don't need the money now, then go ahead and take the chance. Me? I may diversify and venture into this realm if it's a good calculated risk, but I much prefer to enjoy the cash flow AND the appreciation!
