How to avoid overpaying when buying a property? Buy only core competency products. A watch - buy it from Fossil or Titan. Sneakers - buy it from Adidas or Nike. Don’t buy the watch from Nike or Adidas even though they sell watches. Likewise, when you decide to buy a plot, an apartment or a Villa, buy it from a Developer who is an expert at that particular product and market. Though it sounds counterintuitive, building an Multi multi-storey building, a Villa or developing a layout are all different competencies. Being good at one doesn't make the Developer good at the other automatically. Say a builder who is an expert at developing Luxury communities in Delhi, Mumbai or Bangalore, promotes a layout project in Chennai and launches it at double the prevailing market price because they are a luxury brand. And these developers are very good at creating customer interest through expensive marketing. But, there is only so much extra development that a developer can do in a plotting project. The downside to the customer is, that you end up paying a huge price premium, because of which you will see no price appreciation in the asset for the next 5 years as that has already been factored into their pricing, today.

2014 - Came back to my hometown (Kotkapura, Faridkot) after spending 15 years in metros like Chandigarh, Bombay, Ahmedabad & New Delhi, working with clients like Adidas, Sony Playstation, Set Max, HBO, Philips and Taj Hotels to name a few. It was depressing. Felt like I was buried into the ground. But thankfully, I had the strength to work hard on my craft. Logo Design. And God blessed me with work. I started off at dirt cheap prices, but slowly increased the prices… Abundant work came my way and I gave my best to every project - big or small. 2015 - Started helping clients with social media. 2016 - Started printing services. I wanted to do it all and be the king of advertising in Punjab. 😂 2017 - Stopped printing services to focus entirely on design. Also a few bad experiences discouraged me to persue it further. 2018 - Stopped social media as well, to focus entirely on logo design and branding. The fact is I was a one man army (nothing to be proud of) and couldn’t just do everything on my own. And my primary work of logo design suffered because of the sheer volume of social media work that had to be done for every client. Especially on the days of festivals, when everyone else was on a holiday, I would be making posts for clients. 2019 - Restarted social media on clients’ request (more like a demand) and built a small team of 3-4 designers. We worked for the best businesses around and made a name for better designing, creative ideation and timely delivery of error-free work. 2020 - Started getting clients from places like New Delhi, Bombay, Ahmedabad and Chandigarh. So you see, life comes to full circle. ☀️ 2024 - My focus is on learning more about my work and sharpen my skills further, because perfection is a lifelong pursuit. I try to take up less work, so I can put my heart and soul in each individual project. I spend a lot more time with nature and books and try to avoid the maddening speed at which the world seems to be moving. Today I decided to write about my own experience, Career transition from Fashion Merchandising to UI/UX & Product Design -My Unexpected Journey A little ago, I made a bold decision: I left behind a comfortable career in fashion merchandising in Bangalore and moved to Pune & decided to dive headfirst into the world of UI/UX and product design. It wasn’t just a career switch but it felt like stepping into an entirely new world. And honestly, it wasn’t easy. The Struggles Were Real- Speaking to the Developer: At first, it felt like I was learning a new language. Convincing developers of my design ideas, while trying to understand tech limitations, was tough. It took time, many late nights, and countless Google searches to grasp how to bridge design and development gap. Juggling Teams & Expectations: I was used to working with buyers, suppliers & styling clients, but now I had to balance user needs, business goals, and what was technically possible. Moving between product managers and developers, while staying true to design principles, often felt overwhelming. It was like being pulled in three different directions at once. Fighting Imposter Syndrome: Coming into tech as a “fresher” was intimidating. I constantly felt the pressure to prove myself in every meeting, every sprint, and every design. It took time to shake off the self-doubt and find my voice in a room full of experienced professionals. But Here’s What I’ve Learned- Adaptability is everything: The ability to quickly learn and pivot skills I honed in fashion became my greatest asset in this fast-paced startup world. Collaboration is key: The more I focused on listening and understanding different perspectives whether from developers, product teams, or end-users the better my designs became. I listen carefully, absorb the insights, and then trust the designer in me to make decisions that feel right, balancing input with creativity. Persistence pays off: There were moments I questioned whether I’d made the right choice. But seeing my designs come to life and create real value for users made all the struggles worthwhile. It hasn’t been an easy journey, but it’s been one full of growth, learning, and resilience. I’m grateful for the challenges because they’ve shaped me into a better designer and team player. I’ve seen this in Delhi and Mumbai where ‘Dhandha’ or ‘Commercial Acumen’ is far more prevalent. My observation is that folks in Bangalore tend to be great product & UI/UX builders but are not as strong when it comes to "Business" compared to their northern brethren. I know this is a generalisation and I have no real data to back my observations, lekin sach toh hai 😜 Do you agree? If so, why do you think this is so? A Great Product ≠ A Successful Business It's the hustle, the grit, & the perseverance that turn a product into a successful enterprise. It's understanding the market, outthinking competition, making do with less, and being comfortable with P&Ls & Balance Sheets. I’ve seen this in Delhi and Mumbai where ‘Dhandha’ or ‘Commercial Acumen’ is far more prevalent.
