The Town of Easton (Town) is interested in disposing of Town owned property at 388 Depot Street (Site), the site of the former Center School. The Town is seeking Letters of Interest (LOI) from qualified investors, developers, and/or joint ventures interested in submitting design proposals for the redevelopment of this Town owned property. The Town strongly encourages submissions from minority and veteran-owned corporations, as well as local developers and investors. By requesting LOI’s, the aim is to initiate productive discussions for the future solicitation of creative proposals that align with the intent of the Town to provide recreational/community space at the Site, including but not limited to: courts, rinks, swimming pools, athletic fields, gymnasiums, indoor stadiums, health and sports clubs, gyms, weightlifting areas, indoor bowling alleys or theaters. Questions or requests for information will be accepted until Friday July 12, 2024 at noon. Letters of Interest must be addressed and emailed on or before Friday, July 19, 2024 by 5:00 PM (EST). Regardless of whether you are a builder, property owner, developer or subbie, it is crucial that the construction contract you intend to enter into has been drafted in your favour. Projects of all sizes and types are still suffering from (amongst other things) protracted delays and escalation of costs. Just look at the North Sydney pool project...This project was meant to be completed in approximately 2 years, at a cost of $64M. Instead, the project is now in its 3rd year and projected to cost over $100M. The blowout in costs is forcing North Sydney Council to consider taking out a $20 million loan to cover the increased costs. https://lnkd.in/gzFjHDpn
1,075 days and counting. North Sydney Pool saga drags on – and we’re looking at a 2025 opening.

Last night's Sheffield Property Association event shone a light on the upcoming Attercliffe waterside development, which is in the long list of Sheffield City Council's efforts to regenerate our city. And I have to say it brought out the nerd in this property lawyer. Hannah and from Citu were there to tell us about their sustainable development in the area. And how refreshing to hear a developer who, when they say 'sustainable', they mean sustainable: houses with solar panels and heat sink pumps from the get-go; insulation that means they can team up with energy companies to offer zero cost energy bills to owners for the first couple of yes (yes, Citu, I saw your hoarding on the Kelham development as I walked in!); materials sourced in a way to reduce carbon emissions; site layout with community, access and infrastructure a fundamental consideration. And to top it all off, they're doing this on brown-field sites, rather than digging up more green fields. Taylor Emmet Solicitors do a lot of site acquisition work and everything that goes with that (s.106 agreements, drainage easements, plot sales, etc.), and I have long been saying developers need to be doing this sort of thing (much to my poor long-suffering wife's chagrin; who has to listen to me going on about it). I understand the limitations and challenges involved, so I genuinely found it exciting to hear what Citu are doing. Keep it up guys! #propertydevelopment #newbuild #sustainabledevelopment #siteacquisition

This is literally going back in time it’s so stupendously incomprehensible. Progress in reverse. Einsteins’ theory of relativity is actually relevant in urban planning terms- If you keep doing what you’re doing time actually stands still. It’s essential to change everything we’ve thought was right decades ago in our history in order to move forward. The way we live in the future will be something that we actually change our way of thinking. For example if we didn’t build cars any more, think about how we would plan cities then. Humans never imagined we could fly with wings. That was a joke until someone said yes we can and discovered how to fly. Now we fly everywhere in every direction endlessly. And in a short time we were flying to the moon and into outer space. If you think this doesn’t apply to urban planning, think again. Imagine something that’s considered impossible today. And there will be a better solution. And do one last thing - think about when the first human evolved what did they do for their daily work and play time. Kill animals for food. And shelter in caves.
I usually wouldn't bite, but in the interest of truth telling, shall we? - "Local opponents to the design believe increased construction costs have blown the budget out to as much as $100m". A noticeable lack of any credible reference supporting this claim. - Local resident says "Transport's planning for the cycle way was rushed and deeply flawed". An interesting comment to make in an article positioned to criticise delays in project delivery. Is it too fast or too slow? - "Resulting in a stalemate with locals, heritage enthusiasts and the council". The Heritage Council has released its conditions, and North Sydney Council has provided landowners consent. What stalemate? I could go on, but returning to the real world…650 riders will rise exponentially with an accessible solution to replace the inaccessible 55 steps. This scare campaign is a war on the participation of women, children, the elderly, and the less-abled in our city. Imagine if this shortsightedness had been applied to the Harbour Bridge itself, or the Opera House? Or look at Sydney Light Rail and the failed campaign to scare us off that commitment. The 'white elephant' calls could not have been proved more wrong by reality. So here's to living in the real (inclusive and visionary) world.
