I recently put together a pitch & presentation seeking the remodeling of a multi-million dollar residential development. At the last stage of development, you're trying to reach and maintain stabilization. You may think that interior design doesn't play much of a part as pricing would, in the process of stabilization, but you'd be wrong. Afterall, selling a luxury building is selling a lifestyle, not just concrete, rebar, and glass. And when it comes to luxury real estate, presentation & branding is everything. In downtown Chicago, highrises of similar price are usually comparable in terms of age, square footage, & amenities. So to a prospect, where do they differ? Well, it’s style & appearance. And if prospective renters didn’t care about appearance they wouldn’t request tours. Buildings don’t look identical. While one obvious difference would be the architecture, within, even buildings who cater to similar audiences have differences when it comes to interior design. It’s crucial that a building establishes a brand that differentiates itself from the competition & attracts prospects.
