Q4 2023 Milwaukee Industrial Highlights: ‒The vacancy rate increased to 4.6% and the availability rate decreased to 5.8% while the average asking lease rate decreased to $5.20. ‒The market saw 470k sq. ft. of positive absorption during Q4 2023. User tenants including Saputo and ABB contributed significantly to the positive absorption, moving into a combined 588k sq. ft. in Franklin and New Berlin. ‒There were 10 deliveries in Q4 2023, totaling approximately 2.1 million sq. ft. Included were 6 speculative (spec) projects. ‒There are approximately 5.2 million sq. ft. of projects under construction in the market. ‒Investment sales accounted for approximately $101.5million of sales volume in Q4 2023. ‒This quarter the vacancy rate for Milwaukee Industrial hit 4.6% - the highest it has been since Q3 2016. Much of the vacancy is limited to recently delivered Class A spaces in Kenosha and Racine. ‒Leasing activity showed two 100k sq. ft.+ new leases this quarter including HARIBO of America, and Green Bay Packaging Partners Fulfillment while the majority signed were under 100k sq. ft.

After 2023 comes to a wrap, Avison Young takes a deeper dive into the current Chicagoland Industrial Market! The Chicago industrial market has experienced a significant decline in construction due to factors such as rising interest rates and economic uncertainty. This decline is expected to result in a shortage of new inventory in the next 18-24 months. Currently, there is 20 million square feet (msf) under development, which is a 46% decrease from 2022, and 70% of the development is speculative. The scarcity of new supply is anticipated to drive rental growth in the market. In 2023, leasing activity in Chicago decreased compared to previous years, with 41 msf leased, representing a 38% decline from 2022 and a 47% decrease from the all-time high in 2021. The market also experienced a modest rise in vacancy, but it is expected to stabilize in 2024. Despite these challenges, the Chicago industrial market continues to see strong rental growth, increasing by 11.9% from 2022. The average starting rents in 2023 were $7.90 NNN. This rental growth highlights the attractiveness of the Chicago market to businesses seeking industrial spaces, as it benefits from its strategic location as a distribution point with a robust transportation network.
