Our commercial business, Mindspace Business Parks REIT has achieved a healthy NOI growth this quarter. Excluding one-off items, their Q3 FY24 NOI grew by 10.4% over last year.  The recent SEZ move is poised to boost leasing, and our teams are geared to lease SEZ spaces, enhance the portfolio occupancy, and convert idle assets into revenue. The business is on track to deliver a 4.4 msf development pipeline over the next 1-3 years integrated with the best safety and design elements. The businesses strategic asset acquisitions and prudent investments, backed by a strong balance sheet, ensure continued value for investors. This morning at Parcl Labs we looked at SFR portfolios with more than 500 homes to understand where recent acquisitions have been taking place. We found something interesting..... ✅ There were more than 6,000 purchases of SFH's across 379 metropolitan areas over the last 3 months of activity. ✅ Ten metropolitan areas concentrate 44 percent of all the purchases, and 5 concentrate a third of all recent acquisitions. Columbus Ohio had 10 percent of all recent acquisitions. ✅ SFRs in markets like Memphis (TN), Akron (OH), Columbus (OH) and Mansfield (OH) saw SFR’s paying more than 10 percent above the median price in those Metropolitan areas. This can be an indicator of a bullish market in the making. ✅ Traditional SFR markets have seen a price spiral with SFR operators purchasing homes below the median price paid. In places like Atlanta and Jacksonville the difference between the median price paid and the price they paid was 19 percent; in Tucson and Phoenix AZ that difference was 12 and 8 percent respectively. ✅ Ohio is emerging as a focal point of SFR market activity, with five metropolitan areas experiencing 40 or more recent acquisitions by SFR portfolios containing 500 or more properties. #realestatehashtag #realestateinvesting #realestateinvestor #dataanalytics #singlefamilyrentals #housingmarket #househunting #singlefamilyrental #sfr #ohiosfr

I wanted to take a moment to reflect on recent comments from Leslie Elliott, the CEO and Founder of Poolie. A few weeks ago, at our Unity U CXO Summit, Leslie led a discussion on growth through acquisitions. She made the point that her greatest competition is not a rival operating company or private equity acquirer; rather, it is the selling business owners themselves. In other words, sellers who have invested countless years building their businesses do not take the decision to sell lightly, and their motivations and priorities in selling their business can vary widely, often weighted more heavily than the financial outcome itself. Leslie, like the other great leaders we partner with at Unity Partners, understands that the acquisition of a business, especially in the lower middle market, can be a slow and nuanced process. Leslie and her team proactively build a relationship with the seller to understand their goals prior to presenting a financial offer and, where possible, offer guidance on how to think objectively about the prospect of exiting.
