As part of the Canada Mortgage and Housing Corporation (CMHC) Société canadienne d'hypothèques et de logement(SCHL)'s Housing Supply Challenge Building for the Future team Ha/f is looking at all avenues of construction of stair cores for multi unit residential buildings to explore their carbon mitigation benefits in terms of materials and spatial efficiency. Ah, these comparisons. They look nice and tidy, don’t they? 43,001 kgCO₂e for concrete, 25,442 kgCO₂e for wood. It almost feels like the story is complete, wrapped up in a bow. Here’s the kicker: wood isn’t just another building block; it’s a carbon sponge! It pulls CO₂ from the air and keeps it locked away, out of sight, out of mind. But here? It’s treated like just another number in a spreadsheet. 👉 They tell us, ‘timber burns, so emissions go up.’ Right, if we’re setting fire to our buildings like we’re in some post-apocalyptic movie. Meanwhile, steel and concrete? They don’t just evaporate into thin air, either. Steel wants energy—lots of it—to recycle, and concrete? It mostly gets ground down into rubble. Not quite the recycling fairytale. 🤷♂️ So, how fair is this really? We forget that wood has a secret: it plays defense against carbon. Ignoring that is like comparing a solar panel to a coal plant and pretending the sun doesn’t come for free. See the problem? We should. Wood deserves more credit for the quiet work it does, and when we overlook that, we miss the real story. 🙏 To compare, see diagram from "Buildings as a global carbon sink." In late August, Medallion Corporation announced it was embarking on a mission to construct six new purpose-built rental developments in Toronto, Oshawa and Ajax—projects that will bring over 1,500 units to market by 2028, filling a void of need at a time when housing is in short supply. But despite recent policy changes and government programs intended to create a more favourable environment for rental construction, the road forward hasn’t been easy, reported Canadian Apartment Magazine. “There has been no lack of red tape, especially with the City of Toronto,” says Rad Vucicevich, director of development and construction at Medallion. “So far, we’ve encountered problems trying to get permits, trying to get approvals and trying to get moving on construction. While some delays are understandable given what’s been going on these past few years, there is a housing crisis, and we need to do things faster. 🏠 Barratt Addresses Building Safety Concerns with £192m Set-Aside Barratt Developments has allocated £192m towards remediating dangerous buildings. This decision, detailed in their latest trading update, highlights the firm's commitment to safety and durability in the built environment. The allocation includes a significant £61.9m to address fire safety and external wall system issues from early 2024. Additionally, £130m has been earmarked for addressing concrete frame concerns in two London developments and various fire safety problems. Despite these challenges, Barratt's operational performance remains strong. In the latest financial year ending 30 June 2024, the housebuilder sold 7,239 homes valued at £1.9bn and completed 14,004 homes. Older commercial buildings should fit into a special class of retrofit. They have all the quirks of the historic craft of multi-wythe brick construction that it shares with the historic residential buildings, except, with a twist. Now you have to bring them up to code for today. Residential part 9 buildings have a looser set of requirements, not so with commercial, and that’s the tricky part. It gets even more complicated when the trades are coming from the residential side of the industry… More on that.
