Wilmington industrial project lands $57M loan amid construction slowdown. Logistics facility builders have secured a $57 million construction loan for a logistics facility they are building in Wilmington, at a time when new industrial construction is plummeting locally. First Citizens Bank provided the financing for a 237,800-square-foot development at 800 Salem St. that is already underway and expected to deliver this summer or early fall. It will be one of the state’s first all-electric warehouses. Industrial real estate development boomed in eastern and central Massachusetts during the pandemic, when e-commerce exploded among the homebound and companies like Amazon.com Inc. raced to service customers. MAG submits planning application for East Midlands logistics park MAG (Airports Group), owners of East Midlands Airport (EMA), has submitted a planning application detailing proposals for a logistics and manufacturing park on land south of the A453, adjacent to the airport. The proposed park, designated as a tax site within the East Midlands Freeport, aims to attract investment and employment opportunities to the region. EMA's managing director, Steve Griffiths, describes the location as a prime site for a development of this kind. “We are confident that if approved, we will have little difficulty in attracting businesses, bringing much-needed jobs to the region during its construction and operation”. If approved, the development could generate over 2,000 new jobs once fully operational and employ nearly 200 people during its two-year construction phase. Strategically located within the UK's logistics 'Golden Triangle', near the M1 and other major road networks, EMA's cargo facilities, and the East Midlands Gateway rail freight hub, the site would offer great connectivity. The outline plans include several units up to 25m tall, providing up to 135,000 square metres of floorspace for industrial, storage, distribution, and office purposes. The largest units would be situated closest to the A453, with smaller units towards the southern end, addressing North West Leicestershire District Council's identified need for 2.5m square metres of additional warehousing by 2041... Zilmet USA purchased a #specbuilding design our team had developed for Georgetown County in #AndrewsSC. Typically, when designing a spec building, we don’t know who the end user will be, so we design them to be flexible enough to fit the widely disparate current and future needs of #manufacturers, while still providing the end user with an accelerated speed to market. By purchasing the property when they did, (before construction began) we were able to alter the building design instead of altering the building itself, to fit their operation. #franklloydwright once put it like this: “You can use an eraser on the drafting table or a sledgehammer on the construction site.” Changing the design is a much more economical route to take. Our team adjusted the design to incorporate an additional 50,000 square feet into the footprint of the building and added knockouts to the pre-cast panels to anticipate a future #expansion of another 50,000 square feet. Network Rail Property submits East London rail freight campus masterplan. Network Rail Property has submitted an outline masterplan to regenerate 12 hectares of brownfield land at Bow Goods Yard, near the Olympic Park in East London. The scheme will deliver London’s largest integrated rail freight logistics hub, catering for both construction sector traffic and rail-enabled last-mile warehousing; creating a future model for rail freight site regeneration. The masterplan is Network Rail Property’s first independent planning submission, and Bow Goods Yard is the final parcel of land to be unlocked as part of London’s 2012 Olympic and Paralympic legacy. Bow Goods Yard is already one of London’s primary railheads. Protected for rail-freight use, the site is vital to the capital’s construction sector, currently supplying over a million tonnes of concrete a year. The industrial-led masterplan will enable Bow Goods Yard to help London transition to “a greener freight future” by taking up to 90,000 HGV movements a year from London’s roads, reducing congestion and emissions. Proposals also include the introduction of an integrated last mile logistics hub. Rail freight contributes £2.5bn to the UK economy and is set to grow. Government has set a target of a 75% growth in rail freight by 2050 which will see many businesses making the switch to rail, with freight hubs such as Bow Goods Yard central to this expansion...
