Buying v renting isn't a simple equation. Here's our best effort at looking to compare one against the other, having regard to repairs, insurance, the opportunity cost of a deposit and prospects of price growth. When buying costs get out of kilter with rents risks of a house price falls go up. Meanwhile the deposit barrier constrains the ability to lock into future price growth. Thanks to Dr Toby Parsloe for his help in pulling the analysis together.

How do the costs of buying vs renting stack up at the moment? It was great to contribute towards this analysis that featured in the Financial Times at the weekend. There is a lot to consider when making these comparisons, and our model importantly factors in hidden costs to buying including repairs and insurance and also the opportunity cost of putting money into a deposit rather than investing it elsewhere. Our analysis shows that is has recently become more expensive to buy than rent when capital repayments are included. This is fairly uncommon, with only two other periods in our model when this was the case. What makes the recent situation interesting is that rents have also increased substantially, making it the first time we have seen such a strong simultaneous rise in housing costs.
