#Multifamily leasing is far too often done by the wrong people. On most sites, you've got entry-level "assistant property managers" who really just want to be full managers someday. They may have a great personality and other nice traits. BUT They don't truly want to be a salesperson, accountable for closing leases. AND They are not given the time for training and practicing the craft, or an effective process to follow. I've heard it said time and time again - find a property manager with a "good personality" and make them responsible for leasing. A "GOOD PERSONALITY" does NOT make a good leasing agent. Leasing a SALES job. 1️⃣ First - The role calls for a person who truly wants to be in sales. 2️⃣ Second - Sales is a skill that can be taught and learned. It's all about the habits and systems, not their personality. Sure some personality types may be naturally oriented to sales, but they still have to be enthusiastic about it and want to learn the craft. From my experience coaching, mentoring, and leading 100's of leasing professionals over the last 20 years, I assure you the range of personalities of successful apartment leasing professionals couldn't be wider. What's key is that the leasing pro wants to be in "sales". They need to be enthusiastic about sales. Learning sales. Practicing sales. Getting better at sales - NOT doing "part-time" leasing while working on property operations as an assistant property manager. Leasing shouldn't be an entry-level job for a wannabe property manager - even if they have a "great personality". That's the reason why we built our centralized "on-demand" leasing platform with a professional leasing team at CHARLESGATE that delivers better revenue results at lower costs. #multifamily #apartment #leasing #propertymanagement #CHARLESGATE Jared Clement Todd Mikelonis

Business Development Specialist at Empower Property Management Consulting | #1 Nationwide Leasing Firm
🌟 The Power of the Right Fit 🌟 Ever wonder why some properties struggle to fill their units? Late market? Sure. Supply and demand? Maybe. Fasfa delays? Possibly. Sometimes, it's as simple as having the right "fit" leading the leasing team. Leasing Managers/Consultants demand a sales-focused mindset. But let's face it, not everyone thrives in the world of objections, relentless follow-ups, and turning on the charm when needed; all while having a level of assertiveness. I couldn't agree more with Michael DiMella insight: most sales professionals are not going to shine as Property Managers, and vice versa. It takes different skills, personalities and approaches for each role. Hiring a Leasing Manager based on seeing this as an opportunity to promote him/her to a Property Manager in the future, could be hindering the property's current leasing potential. Because we recognize the importance of salesmanship in leasing, it is why Empower's National Leasing Specialists are the best in the industry—each agent is capable of boosting a property's leasing velocity by 3x-4x and that is just on average. **Humble brag** They are able to do it because at their core they possess that elusive "IT" factor and are true sales professionals. William Butler Jr. often says, he can train anyone to lease, but the traits of a good sales professional are inherent and can not be taught. Leasing requires a specific mindset. What qualities do you seek in a Leasing Manager or Leasing Consultant when building your own team?? Is your Leasing Manager role a pipeline system to Operational Management? #LeasingSuccess #SalesMindset #TeamBuilding #StudentHousing #Hiring #multifamily #realestate

I work with doctors and dentists to find the perfect commercial spaces for their healthcare practices | CEO of UD Realty | Lease Renewal | Tenant Representation
Worried a lease renewal broker will break the bank? Think Again! 💡 Let's bust a common myth: hiring a #CommercialRealEstate broker for #LeaseRenewal might not cost you a dime. Here's the scoop: Most lease deals already include a commission, which is covered by the rental payments. It's a part of the package. So, if you're skipping out on using a tenant rep broker, you're not really pocketing extra savings. Instead, you might be missing out on some serious bargaining power. And here's another thing to consider: even in those rare cases where the commission isn't part of the lease, having a broker by your side can still be a money-saver. How? They're skilled at negotiating terms that are more favorable to you. In short, a lease renewal broker can be a game-changer in ensuring you get the best deal possible, often without any additional cost to you. 👉 Ready to negotiate your lease with an edge? Let’s talk about how we can help you get the most out of your lease renewal. === 🏢 I’m Charles Peacock, CEO of @UD Realty. 🦷 I work with dentists, doctors, and small business owners to find the perfect real estate space for their office. 💸 My services save clients money and time and spare them the hassle of handling lease negotiations themselves. ❗ To find the perfect medical space, DM me! 🌐 You can also find me on my company website: Udrealty.com #LeaseNegotiation #TenantRepresentation #CRE
