Dacorum Borough Council has published its pre-submission version Reg 19 Local Plan, for consideration by its Strategic Planning Committee next week. https://lnkd.in/eRT7Dc3u The key headline from a housing perspective is that it allocates land for 15,332 homes between 2026 and 2041. That is just over the current requirement of 15,240 homes (1016 dwellings per annum) although significantly under the anticipated requirement of 1313 dwellings per annum that will be required under the currently proposed revised standard method. The focus for development remains around Hemel Hempstead, although the plan also sees the allocation of a handful of sites around Berkhamsted and Tring, as well as one each in Bovingdon and Markyate. Very positively from a Laxton Properties perspective, the proposed plans includes allocation of land at Shendish Manor for c. 500 homes, a project that we have been working on with our client and regular JV partner W LAMB LIMITED for several years. Lots of further hurdles to come, but a really positive direction of travel. Assuming that the Council authorises progressing to Public Consultation, their current timeline assumes adoption of the Local Plan in 2026.

Our community is weighing in on Engage Bellingham’s Land Use and Community Design board that posed three ways to grow and asked for the public's input. ⁠ ⁠ The three options provided are:⁠ ➡️ Urban Village Focus⁠ ➡️ Transit-Oriented Development⁠ ➡️ Complete Neighborhoods⁠ ⁠ Cat M. makes two good points: We need housing right now, and we do need more single-family housing. The release today of the draft Place Strategy for Broadmeadow provides an exciting opportunity for Newcastle to be bold. With the potential to provide over 20,000 new dwellings over 9 sub-precincts the 300-hectare site is one of the most exciting mixed use urban renewal precincts in Australia. The opportunity for the NSW Department of Planning, Housing and Infrastructure and City of Newcastle, Australia to combine sport, entertainment, employment and housing will revolutionise the way we live, work and play. With an exceptionally high level of demand for residential building in the lower Hunter, the stage 1 state led rezonings will be a catalyst in alleviating pressures on the housing sector, delivering much-needed housing stock. This precinct provides a once in a generation opportunity to be ambitious. Green light for new homes on The Wirral 🏘 Wirral Councillors have voted unanimously to approve plans for 116 new homes in #Bromborough. The new development by Persimmon North West will be built on an unused site off Pool Lane which has stood empty since 2009. Building on brownfield sites has been made a key part of the new Government’s housing strategy as members of Wirral’s planning committee approved the application on Thursday 12th September. 🏚 A mix of properties will be provided ranging from 1 bed apartments through to 4-bedroom semi and detached houses. 🔌 All homes will feature either EV chargers, solar panels, and air-source heat pumps, exceeding current building regulations. 🤝 14 of the new homes will be transferred to a housing association for social and affordable rent with a further 9 properties to be sold at a discount of at least 30% under the First Homes scheme. 🌳 The development will achieve a biodiversity net gain of over 10%, through on-site enhancements and habitat improvements. 🏞 Residents will also have access to over 2.5 acres of public open space, with a children's play area and pedestrian and cycle path connections to Port Sunlight River Park. Almost £350,000 of investment in the local community will be provided by Persimmon including money for improvements to Mayfield Playing Fields. #PersimmonHomes

Plans for West Town - a development of 7,000 homes on 205 acres of land in West #Edinburgh - have been recommended for approval. The £2 billion project, headed by Drum Property Group, would also deliver schools, health facilities, and commercial space. https://lnkd.in/eBECYdj3

One site at a time… 🏘️ Last night, we secured committee support for 40 homes in the Green Belt! This decision won’t solve the housing crisis but is a step in the right direction. It’s also an example of the pragmatism currently being shown by St Albans City and District Council. Members know that new homes are needed in the area and understand the inevitability of using Green Belt land as part of the solution. While 40 homes in the Green Belt won’t grab many headlines, it is sites like this that are so desperately needed. It will be acquired by a medium-sized local housebuilder and built out within a couple of years. The proposals include 35% affordable housing and over £700,000 investment in infrastructure. Large, strategic-scale sites are great but these smaller ones really help too.
