I recently read an insightful article from ConstructConnect discussing the cost-saving benefits and future maintenance advantages of relocating parking garages from underground to above ground in high-rise buildings. From a construction perspective, this shift can significantly accelerate the building schedule. Concrete forming contractors no longer have to endure months of waiting for excavation and groundwork completion, leading to faster project timelines. However, this approach also has its trade-offs. Ahhh, the BIG Q, QUALITY. Along with Delivery and Costs it makes up the Customer Value Triangle. Many years ago, let me get my abacus, ...wait for it...32 years to be exact (the book was written in the 70's I think), I read a book by Philip Crosby titled, "Quality Is Free". I didn't agree with the title at the time. I used to say the title should be, "Quality Is An Investment". But I digress. One of the main messages of the book was, "Do it Right the First Time!". This is also a main tenant of TPS. Rework is one of the famous wastes that we all love to GO-LOOK-SEE and terminate with extreme prejudice. (Yes! Apocalypse Now is the best film of all time.) Think about it, if we all put as much effort into getting it right the first time as we do reworking it, fixing it, improving it, etc. we would all be much further ahead. It is through QUALITY that the other parts of the Customer Value Triangle; Delivery and Costs, are realized. As Tigger says, "TTFN"

With rising housing costs, reforming outdated building codes could be a step toward housing affordability. While building codes are necessary for health and safety, outdated codes cause increased construction costs and limit innovation in housing design. One code change: single stair reform, allows one stairwell in small, mid-rise apartment buildings instead of the current requirement for two. 🚧 The Second Coming: New Timber Model to Address Melbourne’s Housing Squeeze! 🏘️ Australia’s most ambitious build-to-rent developer, MODEL, has launched a $250 million fund aimed at constructing over 5,000 units made from mass timber in the next five years, signalling a transformative shift in urban housing! 🔎 Key Highlights: 1️⃣ Innovative Investment: MODEL’s new Regenerative Decarbonisation Fund (RDF) will focus on creating sustainable, high-density housing using cross-laminated timber. This initiative comes in response to the Victorian Government’s recent approval for taller residential buildings in key areas, paving the way for innovative housing solutions. 2️⃣ Sustainable Design: The first project under this fund includes transforming the historic 1880s Schweppes Cordial factory into a nine-storey build-to-rent development featuring 180 apartments. Designed to meet Passivhaus standards and achieve a 6 Star Green Star Rating, this project aims to cut embodied emissions by at least 50%. 3️⃣ Addressing Housing Needs: As inner-city areas face significant population growth and a pressing housing supply crisis, this initiative meets market demand and aligns investment portfolios with climate goals. Mass Timber Solutions for Affordable Multi-Family Housing By Michael Scancarello, PE, and Andrew Ruff Mass timber structures are becoming more frequently studied as a leading choice for high-end residential and commercial structures for their sustainability and aesthetic benefits. Perhaps often overlooked, mass timber also belongs in the conversation when it comes to multi-family residential projects, including those classified as “affordable housing.” Providing 69 units of affordable housing along with ground floor retail while funded through typical methods for affordable housing projects, the 340+ Dixwell project is one project that demonstrates this possibility. While this article does not spend time addressing the funding or specifics of affordable housing, it will present challenges and solutions to successfully delivering a cost-effective mass timber structure in this typology.
