And not just any offers, but at least 2 were cash offers. But did we get cold feet? No way! Strategy was key. 🗝️ I connected well with the listing agent, made sure our offer was super clean, and teamed up with the lender to make sure Ben looked like a dream buyer. And guess what? You read that right, CLOSED for 110k under asking price. Deals like this don’t happen everyday! This home needs TLC and the asking price was not supported by the market. If you’re thinking to buy or sell, there are two lessons here. 1.) SELLERS— I always tell my sellers that an overpriced home will ultimately sell for less. Starting too high and “testing the market” will never do you any favors. You lose your competive edge. This is a prime example but my buyer ended up on the winning end of the deal. 2.) BUYERS— There are deals in every market. It’s not going to be the fully updated “Move In Ready” home. If you can find a motivated seller, play your cards right and be willing to put in the work, you can negotiate instant equity plus gain sweat equity down the road. 🚨Real Estate is Changing on August 17th🚨 Have you heard about the changes coming to the real estate industry as a result of the recent NAR lawsuit/ settlement? If you’re planning to buy a home anytime after August 17th, you’ll want to keep reading. 𝐍𝐄𝐖 𝐑𝐄𝐐𝐔𝐈𝐑𝐄𝐌𝐄𝐍𝐓: As of August 17th, realtors and their buyer clients will need to sign a Buyer Agency Agreement before touring homes. This written agreement clarifies the relationship, terms, and compensation between you and your realtor. While this has always been a best practice for me, it’s now a requirement. It ensures both parties are clear on the services being offered, providing protection and transparency. 𝐂𝐎𝐌𝐏𝐄𝐍𝐒𝐀𝐓𝐈𝐎𝐍 𝐂𝐇𝐀𝐍𝐆𝐄𝐒: Additionally, the compensation offered by the seller to the buyer’s agent will no longer be displayed on the MLS (where homes are listed). Sellers are still allowed to (and many will) offer compensation to buyer’s agents, but it won’t be listed there anymore. In some cases, sellers might not offer compensation to the buyer’s agent at all. This means buyers may need to compensate their agents directly. 𝐈𝐌𝐏𝐎𝐑𝐓𝐀𝐍𝐂𝐄 𝐎𝐅 𝐀 𝐁𝐔𝐘𝐄𝐑’𝐒 𝐀𝐆𝐄𝐍𝐓: With these changes, it’s more crucial than ever to work with a dedicated buyer’s agent.
