That awkward moment you realize we're not in the make-ready business...even though we do make-readies... 🚀 When we started TurnKey, we asked two questions: 1. How do we build a turn process that is both efficient and flexible enough to meet the diverse needs of the property management industry? 2. And, how do we build a model that allows that process to be deployed anywhere in the country, on demand? What we discovered as we explored the answers to these questions is that the real challenge to delivering turns isn't labor or quality control. Quality is actually pretty simple to optimize, and labor is plentiful in most markets. The real challenges are the logistics of staffing for both peak and down seasons without carrying the labor year-round while remaining economical enough to be affordable and cashflow friendly to the property. As a result, most turn companies fail or quickly evolve into GCs because if you don't solve for both of these problems simultaneously, one of them puts you out of business. This is why the majority of properties use a hybrid model (onsite maintenance w/vendors) to complete their turns. Unfortunately, while it gets the job done, all of the inefficiencies and cashflow challenges remain. Our model is designed to solve for both the logistics and cashflow challenges inherent to turns. We are the ONLY nationwide make-ready solution available to the multifamily industry, capable of... -Providing a complete bid in 24hrs or less -Consistently clearing a paint/punch/clean in 5 days, anywhere in the country -While remaining economical, with flexible terms to maximize cashflow or put more simply, we give multi-site PMC's the ability to standardize make-ready across all of their assets, resulting in faster turnover with better cost controls. So, we're not in the make-ready business, we're in the logistics and finance business. Which makes me wonder if the fragmentation in property management is a result of many of its operators not realizing they're in the logistics and finance business too.
