This is a great blog piece by Love to Rent - summarising the fundamentals around the Single-Family Housing sector and including a great quote from Richard B.. Of course it's great to see the current significant increases in investment and delivery of houses to rent, but the proportion of the wider rental market remains very small. In view of changing demographic trends, this needs to accelerate much further and with considerable urgency if we are to truly address the growing need for good quality homes that families and households can rent reliably across the country. As a sector we need to make the case for these homes much more strongly and coherently - aiming at an audience far beyond the sector itself. The benefits to people, households, communities and places are numerous and widespread, and I can't wait until these are generally understood by policymakers, renters and the broader public. When it comes to #commercialrealestate development, there is a definitely a "love/hate" relationship involved. Local governments and current residents like to see their cities and counties attract #capital and attention, thereby driving development and increasing property values. On the flip side, such efforts can price-out people who lived there in the first place because it was affordable. However, some communities are looking to find some middle-ground where new #construction occurs but is done with affordable housing in mind. As highlighted in this article from Keith Schneider at The New York Times, there is a growing trend "of what developers of similar projects across the United States call 'community-owned cooperative real estate'". As the article illustrates, the "cooperative strategy enables neighborhood groups to #finance unconventional construction or renovation projects that banks and institutional lenders, which prefer strong cash-flow operations, won’t touch." I find this approach fascinating and would welcome approaches like this take root in the City of Dallas as well as the City of Austin. I know my wife and I would definitely be interested in investing in projects like this. Of course, my colleagues and I at USI Insurance Services would be excited to help with the placement of the #insurance needed (e.g., builders #risk) on these projects. Interesting to see if this trend gains some momentum.

Mayor Brabin tells builders to brace for housebuilding boom Mayor Tracy Brabin has vowed to deliver a “new dawn” for housebuilding across West Yorkshire, by working in lock-step with local housing providers and the new government in Westminster. The West Yorkshire Housing Strategy 2040, the first of its kind for the region, has been unveiled on a visit to Saxton Lane in Leeds, where 204 affordable apartments are being developed by WDH. The strategy identifies untapped potential for new housing across Bradford, Calderdale, Kirklees, Leeds and Wakefield, where over 38,000 new homes could be built on previously developed land. For the first time, the plans will bring together the five local authorities of West Yorkshire to deliver across four core missions – boosting housing supply, building affordable homes, improving existing homes, and creating vibrant communities. The strategy aims to build on the progress made since the devolution of the £90 million Brownfield Housing Fund to the region, which has helped to deliver more affordable homes than at any other time since the global financial crash, including 1,500 in the year 2022-2023. Two things stick out from this #HousingToday report on #forprofitRPs by Knight Frank. First how few homes FPRPs currently own (0.9% of the total). Secondly the rate of growth in them (tripling by 2028). FPRPs market share is set to increase dramatically, especially as many of the traditional not for profits struggling with ageing stock and #BSA problems.
