Cracking the Code: Ticino's Real Estate Boom, No Bubble, Just Opportunity: In Ticino, real estate insights are pivotal for gauging market dynamics. According to Ustat, quarterly data on transactions and vacant apartments offer a clear picture. Factors like demographic shifts and past building permits contribute to housing growth, albeit without widespread overheating. Yet, pockets of 'gentrification' emerge, prompting transparent solutions for social housing challenges. Notably, efficient public transport connections now outweigh traditional location perks. Looking forward, the upcoming Real Estate Congress in Lugano promises to delve into speculation as an avenue for innovative territory redesign, aligning with past themes of sustainability, urban development, energy, and digitalization. Hot off the Press - the first Real Estate Leaders Roundtable Whitepaper from PropertyGuru For Business. Last December at the PropertyGuru Asia Real Estate Summit (ARES) 2023, we organized the first #RealEstate Leaders Roundtable titled "Digital Urbanism Unplugged: Balancing Human-Centric Needs with Technological Innovation Towards Sustainable Urban Development". Moderated by my esteemed colleague Dr. Nai Jia Lee, Head of Real Estate Intelligence, we gathered 16 thought leaders, including representatives from UN-Habitat (United Nations Human Settlements Programme), Arup, CBRE, Economist Intelligence Corporate Network and HLB International, and discussed the challenges and opportunities in leveraging #data and #technology to address the challenges and opportunities in #urbanisation and #climatechange. This whitepaper is timely. At the KL20 Summit last week, we talked about how technology is a key enabler to designing human-centred #smartcities of the future. With growing urgency around climate change, migration and #housingaffordability, it is more important than ever to harness the power of data and technology. At PropertyGuru Group, we power communities to live, work and thrive in tomorrow's cities. Looking forward to work closely with our industry stakeholders in making better decisions today to benefit future generations. The Co-living residential model provides a combination of both private and communal space - often with a high degree of physical input into the management of the space, from residents. Gleis21 in Vienna (pictured) is an example of this working well in practice and it has some built-in structures to help maintain the social aspect of the model. Two examples of this being: - Residents own a share in the overall company (rather than own specific apartments) - driving buy-in to the whole project - New residents are interviewed by existing tenants before moving in Central Europe in-particular is an area where these longer term Co-living models have performed well and much can be learnt from their models. At The Proptech Connection we are seeing continued investment in alternative living models - particularly in central APAC.
