Our URW Airports team recently marked the start of construction for the transformation of the commercial redevelopment program at John F. Kennedy International Airport’s (JFK) Terminal 8 in partnership with The Port Authority of New York & New Jersey, American Airlines, and Holt Construction. A seasonal artist showcase within the terminal, “A Traveling Dream,” also debuted as a celebration of the depth and vibrancy of the airport’s host community, Jamaica, and greater Queens through local art. The commercial redevelopment follows the $400 million expansion of Terminal 8. Completed in November 2022, the expansion and modernization of Terminal 8 is part of the Port Authority’s $19 billion redevelopment of JFK, which prioritizes world-class dining and retail alongside inspiring public art in every new or modernized terminal. US core infrastructure is so much in need of renovation and upgrades. It is so evident. But the bottle neck is financing or debt available. US President Biden’s Infrastructure Bills only account for 10% of the annual needs of $ 4 trillion. So do #MuniBonds. Banks lend much less today and loans are too short. So many mega equity infrastructure funds raised in tens of billions. But the debt is missing to enable these projects to see the light of the day. Why not invest in #InfrastructurePrivateDebtFunds. They probably are the most defensive asset class, with the best risk/return ratio and impact with recurring visible yields from tangible assets’ cash flows. Infrastructure private debt offers both recession and inflation best protection. It's planes and prosperity as a national initiative will be dedicating $970 million for improvements at 114 airports around the country. The largest sum, $50 million, will go to Fort Lauderdale-Hollywood International Airport to connect terminals and provide new retail space and additional amenities. A recent report from the Fort Lauderdale Downtown Development Authority indicates the city has a substantial annual economic impact of $35.7 billion, a $6 billion increase from 2019. This figure equals 29% of the countywide GDP and 9% of South Florida’s output, further supporting the conclusion its profitability is on a steady rise.

Yep…being on these Best-Of lists surely does add to Greenville’s rapid growth, but it also adds equity for property owners in the form of demand-increased property value. It’s a double edged sword (more traffic & higher real estate prices in some areas, etc..), but ultimately, it’s a good thing. The alternative would be a flat or declining market, which comes with real baggage.
Love it or hate it, Greenville has been recognized (again) as one of the best places to live in the US, this time coming in at #4 in US News and World Report, behind Naples, Boise, and Colorado Springs. Interestingly, our neighbors in Charlotte came in at 5. Many will say that we're becoming too crowded and our roads can't handle the traffic (both of which may be true), but we also need to remember that a rising tide lifts all boats, and Greenville's popularity is ushering in a boom in the surrounding markets as well. Small towns that were sleepy and, in many cases, dilapidated just a few years ago are now bustling with vibrant restaurants and small businesses. Look no further than case studies such as Greer, Simpsonville, Fountain Inn, and Woodruff.

Exciting news! Melbourne Airport has unveiled plans for Elite Park, a vibrant 32-hectare entertainment, leisure, and retail precinct. Located between the Tullamarine Freeway and Airport Drive, Elite Park is expected to contribute approximately $246 million annually to the State economy and support 2,140 jobs across a range of sectors. Subject to Federal Government approval, the project will unfold in three stages, with works to commence in 2025. The first new tenants are expected to be welcomed by the end of 2026. Chief of Ground Transport, Property and Retail Jai McDermott said Elite Park is designed to be a destination for work and leisure and an exciting place for the local community. “Melbourne Airport is more than just an airport. We are building community spaces that create jobs and places where people can spend time with friends and family,” he said.
