One of the most common oversights involves underestimating the scope of demolition required, especially regarding walls. A plan might specify removing 1.8m of a 3.0m wall. However, this can be misleading, particularly with older houses. The real challenge lies not in the measurements specified in the plans but in understanding the quality and condition of the structure itself. This isn't just about following a plan. It's about reading between the lines and acknowledging that the quality of the house dictates the true extent of demolition needed. Next time you hire an estimator, ask this question! Hire an estimator you can trust, not the cheapest. 📧 rick@blulevel.com.au 📱 0434342316

This course is a case study of a residential construction and is intended for real property appraisers, real estate agents, and anyone else who wants to understand more about how houses are constructed. It covers the entire process, literally from the ground up. Topics include understanding how builders and lenders interact and performing an inspection of a residential home in Downtown Atlanta. It is filled with illustrations, photographs, and videos. Here is a list of the general topics we will cover: · Choosing a Site · Site development · Construction techniques · Cost Breakdown Sheet · Construction Draw Sheet · Construction Inspection My real estate career began as a construction draw inspector and I have found the information learned has been valuable in understanding real estate residential improvements. This is a webinar that allows me to give back to the real estate community. Be sure to sign up to see an in-depth case study of a new residential home. Appraisal Institute Anthony M. GEDON™ | Executive Recruitment | Estimating & Cost Management Recruitment Experts | Host of The Take Off Podcast | Building, Infrastructure & Built Environment
I spoke with 67 building estimators yesterday. All Brisbane based... Virtually nobody looking to change jobs unless it's the "right thing" but what right looks like is very specific to estimators. Most of them feel the role is somewhat "thankless" citing a blame culture within the construction industry. "If you win, you've made a mistake. If you lose money, it's the Estimators fault never the PM" Very few said "I'm really enjoying my job" maybe a couple, but that's it. The top end of town in the Vertical space is filled with a lot of uncertainty around the election and the health roll out in QLD. Many Tier 1 Estimators I spoke to, don't seem to have the confidence to win work at the Tier 2 or 3 level. The Tier 2 and Tier 3 estimators definitely have the confidence to enter the Tier 1 space but know the chances are few and far between. Nearly every estimator I spoke to would like to work for a Developer. Apparently it's easier? Most would like some flexibility to work from home. A couple of them wanted only work from office. A good intermediate estimator will cost $200k package. a Good senior estimator will cost $240-280k package. An estimating manager will be $300k package or more. There's still a lot of good, motivated young estimators willing to prove themselves. But are fearful of joining the wrong company and that blame culture rearing it's ugly head. All in all... It's a brutally difficult market to find estimators. If you're a company and you want quality, you will need to put on a sales pitch. Because estimators from Tier 1 to Tier 3 level will be interviewing you. What are you seeing in the market?

🛠 **Real Estate Tip: Buying a Fixer Upper** 🛠 When considering a fixer-upper, focus on three key aspects: 1. **Location:** Ensure the home is in a desirable neighborhood with good schools, amenities, and potential for property value growth. 2. **Inspection:** Hire a professional inspector to identify structural issues and estimate repair costs. 3. **Budget:** Account for renovation expenses and add a buffer for unexpected costs. Financing options like renovation loans can be beneficial. Smart planning can turn a fixer-upper into your dream home and a profitable investment! #RealEstateTips #FixerUpper #HomeRenovation #MatthewGuzmanTeam #REMAX #LetsTalkTuesday #JustAskMatt

Thinking of new construction? Thinking you can do it without an agent? Most builders are happy to compensate a buyer's agent. Having no agent doesn't guarantee a reduction in the price you pay. It does guarantee you don't have anyone dedicated to helping you look out for your best interests. The choice is yours. #newconstruction #newhomes #newcondos

*Attention All House Builders* If you're a house builder chances are you're missing a couple of tricks to boost your cashflow: - You don't have a project plan in place so it's hard to tell when the project will finish. Chances are when asked when the project will finish, it will be "around" a month/season. Any time related costs associated with increased project duration - you're paying for that. - Your Site Manager is in charge of purchasing materials and is buying materials on the 29th of the month and not the start of the following month, this would give you an additional month of credit terms. - You procure your plant and labour on timework. Then whenever you walk around site and see 2 dumpers and an excavator not working - you're paying for that. If you need help with identifying any of the above - you know where we are. #FreelanceQS #FreelanceQuantitySurveyor #ProjectManagement #CommercialManagement #Housebuilders
