If you are looking at a property that is both within the bounds of the Brisbane LGA and in the Emerging Community Zone you might be thinking WOW what a great development site, this will be easy... In general, any development site in the emerging community zone is going to mean that there are environmental issues on the site so even Council aren't 100% sure what to do with it. If you do manage to get around environmental constraints , and want to subdivide the property the minimum lot size is generally treated like a Low Density Residential zone (400m2 frontage lots and 600m2 rear lots). There are alot of 'general' statements above as each site should be assessed on the merits of it's particular details. Last night's Sheffield Property Association event shone a light on the upcoming Attercliffe waterside development, which is in the long list of Sheffield City Council's efforts to regenerate our city. And I have to say it brought out the nerd in this property lawyer. Hannah and from Citu were there to tell us about their sustainable development in the area. And how refreshing to hear a developer who, when they say 'sustainable', they mean sustainable: houses with solar panels and heat sink pumps from the get-go; insulation that means they can team up with energy companies to offer zero cost energy bills to owners for the first couple of yes (yes, Citu, I saw your hoarding on the Kelham development as I walked in!); materials sourced in a way to reduce carbon emissions; site layout with community, access and infrastructure a fundamental consideration. And to top it all off, they're doing this on brown-field sites, rather than digging up more green fields. Taylor Emmet Solicitors do a lot of site acquisition work and everything that goes with that (s.106 agreements, drainage easements, plot sales, etc.), and I have long been saying developers need to be doing this sort of thing (much to my poor long-suffering wife's chagrin; who has to listen to me going on about it). I understand the limitations and challenges involved, so I genuinely found it exciting to hear what Citu are doing.
