If you are looking at a property that is both within the bounds of the Brisbane LGA and in the Emerging Community Zone you might be thinking WOW what a great development site, this will be easy... In general, any development site in the emerging community zone is going to mean that there are environmental issues on the site so even Council aren't 100% sure what to do with it.  If you do manage to get around environmental constraints , and want to subdivide the property the minimum lot size is generally treated like a Low Density Residential zone (400m2 frontage lots and 600m2 rear lots). There are alot of 'general' statements above as each site should be assessed on the merits of it's particular details.
