We've recently been touring a lot of the East London hotspots and are completely blown away by what we are seeing. The underlying value being baked into these large regeneration areas is truly astonishing. During the growth phase it's quite hard for investors to really see the value proposition, but once these areas hit maturity expect prices to really accelerate. Look at Kings Cross, Nine Elms and parts of Royal Wharf etc as good recent examples of this. The Office for National Statistics data highlights that by population growth, the 5 fastest growing boroughs are all within East and South East London. 1.) Tower Hamets 2.) Barking and Dagenham 3.) City of London 4.) Newham 5.) LIVERPOOL CITY REGION REVISED STANDARD METHOD IMPLICATIONS The outcome of yesterday’s announcement by the government regarding annual housing requirement uplifts for local authorities in the Liverpool City Region are shown below. Angela Rayner has also confirmed that, unless an emerging Local Plan has reached Examination, it should be re-worked to take into account the revised housing targets. This suggests Wirral will continue with current housing need figures. Liverpool, Knowsley, and Sefton have Local Plan reviews underway, which will need to take into account the below revised figures. Halton and St Helens, having recently adopted Local Plans, will only apply the updated figures when they review the plans (assumed to be in 2027, being 5-years post adoption). The Liverpool City Region Spatial Development Strategy is at an early stage of preparation and will therefore also have to take account of the new figures. Before I share the Ingleby Trice City and City Fringe findings for April, here is my breakfast view courtesy of the terrace and letting team at 101 Moorgate! Despite the grey clouds, April was a good month for the City which continues to outrun the City Fringe. Take up increased 7% to this year’s highest monthly total - a level 23% above the 6 m ‘rising’ average. City availability continues to trend downward despite a 1% increase in April which itself was 2% below Jan and 5.3% down over a year. A fall was stoped by 325k sq ft being added at 125 London Wall. The City Fringe has had 2 good months of take up and despite a 1% fall, April’s take up was 14% above the now turned ‘increasing’ 6m average. City Fringe availability fell 1% to a level above the still marginally rising 6 month average - there is a problem shaking off that persistent mid market oversupply.
