I am always so surprised when I hear of commercial brokers not wanting to cobroker on many deals, especially on landlord rep assignments. In the world of commercial leasing, collaboration is vital. I recently heard commercial real estate broker trainer and coach, Michael Lipsey say, "Your client is the tenant rep broker, not the tenant. The tenant is your guest." This insight truly resonated with me because it highlights the importance of welcoming co-broker deals when we take on a listing assignments. As a commercial real estate broker focusing on industrial properties, I understand the value of partnering with tenant rep brokers. Approximately 90% of our lease transactions are done in partnership with a co-broker, specifically a tenant rep broker. This is why it is so important to build great relationships with other tenant rep brokers in your market when leasing large commercial real estate assignments. By building strong relationships with top tenant rep brokers, we have saved our clients millions of dollars by leasing out their facilities in approximately half the time than the average in the marketplace. Our shared goal is to create the best outcomes for our clients, and that requires strong relationships in our industry. One of the main reasons commercial tenants don’t hire a commercial broker to renew their lease is because the tenant thinks they will have to pay the broker directly. My process is to get the landlord to pay me a commission for representing the tenant at renewal time. Why would a landlord pay me a commission when they have the tenant already leasing space at their project? Because I can find this tenant another location elsewhere.
