Part 1 is about information. Information is everywhere. You want it from people, and people want it from you. When someone in the community asks you a question, how do you find the answer? A spreadsheet? An email? Connecting them with another person? All of the above? Time consuming, right? When do you get the time to do the work you're actually hired to do? As a main street director, you already serve a role that includes many different hats, and you shouldn't be expected to be the town database as well. How about getting information? How do you maintain your relationships with local businesses and property owners? If you have to recall a conversation from six months ago, how hard is it to find the information you're looking for? We won't be answering these questions today. IN A DARK ROOM Real estate pros are all in a more or less dark room called THE MARKET, trying to find out and assemble snippets of information, responsibly manage multi million investments, and make money. You can now understand real estate. The system crushes timelines and does this irrefutably and with a data quality that is unmatched. Productivity is off the charts, enabling a small business to enjoy big data and grow big. Large businesses can redeploy staff to the core of their activities and where it matters: sales, product, marketing real thinking and producing time can more than double, easily, translating to a doubling of the related workforce at a cost which is marginal by comparison. This is without the AI that we are plugging in. International businesses are able to possess the same market picture from where they are, to where the action may be happening. This tracks only 10 dates and 34 cities, so even more evictions have been filed. The Sun Belt has been hit the hardest. - Phoenix is up 35% compared to pre-pandemic averages. - Gainesville, FL saw a 46% increase in filings - Las Vegas increased by 35% - Houston increased by 43% The Mid-west was the star of the show at this year's NMHC, but they're seeing some distress as well. - Minneapolis-St. Paul registered 44% increase in filings - Columbus, Ohio saw 37% increase Suspected culprits for the rise range from the usual affordability crises coupled with rapid rent increases over the last couple of years. Another alternative cause is the rise in eviction automation software. The technology eliminates any possibility for landlords to use discretion or negotiate with tenants that are behind on rent. "In the age of digital misinformation, you can’t replace the value of meeting constituents face-to-face." It's weird to see myself in one of my "Ask the Auditor" videos! But this time we wanted to give everyone a peek behind the curtain at why we do what we do for community engagement. My team and I work hard on social posts, our website, our newsletters, pamphlets and publications, marketing/PSAs, videos, community events and presentations, and more every day. When Denver Auditor first took office, a lot of people told him they had no idea what our office does - so why should they vote for him? He made the promise that he would put effort into reporting back to the community so they would know what we do - and why it matters to them. This is how we do that. By building relationships in the community, we earn the community's trust. They value the results of our audit and come to us if they are victims of wage theft.
