Operational excellence can provide asymmetric returns. Green Springs acquired our Union Ave and George St properties in late 2021 with a purchase price of $2,100,000 and a renovation and financing budget of $800,000. When acquired, our plan was 100% long-term rentals coupled with our regular redevelopment schedule, but our team capitalized on the additional opportunity to recoup construction expenses through historic tax credits and massively increase rental revenue by converting just under half of the apartments to short-term rentals. By adding these enhancements to our business plan we increased our stabilized value from $3.5 million to $4.2 million for an additional gain of $700,000 in property value. This project yielded us with an unscheduled project return including $262,000 in Historic Tax Credits and $150,000 in additional revenue from short-term rentals.
