EXPO REAL (Messe München) That's a wrap for Team TM! Thoroughly enjoyed all the planned (and spontaneous!) meetings and the energy. Expo offers a great opportunity for us to strengthen our Nordic network of excellent law firms and catch up with our international clients. A few take-aways: More optimism in the transaction market compared to earlier years, but yield levels in the Nordic capitals are comparable to other European hotspots such as Paris and London, a challenge for international investors. Residentials and retail on the rise, single tenant logistics more problematic compared to earlier. ESG is a standard factor in all investments, special focus on the "S" in ESG. Given the crisis our sector is facing, there is a very interesting movement happening, which I call the "retail lockdown moment for proptech": there is a split between essential innovations (where corporates should continue to invest) & non-essential innovations (where corporates should cut costs on). The risk is that innovations become a nice-to-have, and not a must-have anymore. It is a trap because by decreasing the budget allocated to innovations, the risk is that buildings become obsolete by design. As Gregory Dewerpe (founder at noa) once told me "there is a bigger cost associated with innovation, it is the cost of not innovating". At the same time, to quote Christian Grellier (former VP Innovation of Bouygues Immobilier): "like in a formula 1 race, it's the first who accelerates after the turnaround who wins the race".
