Damp!!!!! I encountered a lot of damp in this project. A typical Victorian design with a vented subfloor. This was causing a lot of damp patches around the property at base level. Coupled with leaking wooden gutters, yes wooden, causing damp internal walls high up. SB 271 requires balconies, elevated walkways and stairs to be investigated for rot. Often the bottom of the balconies are sealed off with a ceiling and usually stucco. Are all balconies supposed to be exposed, or just new construction?

This is an interesting example of one of the few houses in LA that survived the fires thanks to smart passive design choices (and some luck). - Passive design/construction - Semi-sterile perimeter - Brick retaining wall - Steel roofing with class A underlayment - Class A Ipe floating deck

Roof has gone onto the extension. The external wall insulation has been installed and the Ashlar lines have been cut in, and the render is well under way. The front door canopy is under construction. Upstairs, the ceilings and walls have been skimmed and the bathrooms are under way.
